Kitchen with adjoining bathroom renovation. Is architect necessary?

Old cabinets, flooring, appliances, cast iron bathtub and tile will be removed. The kitchen has a few smal lareas recessed  – one where three 44′ cabinets currently are. I prefer not to build out the space as has been suggested.  Am considering Ikea cabinets and marmoluem flooring for the kitchen. The house is old brownstone – no real changes in the last 50 or more  years. My question is do I need a architect if I know what I want and am not  changing the footprint of the spaces. Do I only need a good, experienced contractor for this project. Definitely working with a strict , limited budget.

I recenlty found this new place opened in Park Slope: Bath Expo Design Center – they sell decorative plumbing fixtures, and tile, new tubs, extensive shower doors, and vanity display. I also know that they have an in-house Architect so they can offer design services together with purchase of good. http://www.bathexpo.us/

I’m a homeowner who acted as my own contractor. I’d advise at least talking to two architects and two designer-builders. They will save you money. I thought I knew everything about kitchen design, but two years later am relocating plumbing. If your bathroom is one of those tiny 4×6 ones with wood subfloors, you really need an architect or designer experienced with these old homes or it is going to look horrible and quite possibly have moisture issues as well. Very little fits well in that space except the original fixtures. Good luck.

A shower pan will require replacement, resizing and relocation of the waste plumbing. So, yes you will need an architect.

If you are reinstalling the tub or capping it you’ll be fine with a plumbing permit. If you plan on installing a shower pan or different fixture you need an architect. I have worked with Gregg from Allied Arborcraft he is a good contractor.
