Kitchen renovation help

We are planning on completely renovating our (very small, galley) kitchen.  This would require replacing all of our cabinets, installing new appliances and new floor tiles/back splash and building a wrap around breakfast bar into the adjacent room.  We were planning on using IKEA cabinets if possible, but are pretty lost as to the details of a kitchen design. My questions are: 1)      What kind of budget is realistic for a project like this? 2)      I assume I need an architect/designer and a contractor.  Please provide any recommendations for a local firm that you have worked with that you can recommend (sorry, I am not looking for people who are advertising their services, just people with actual direct experience). 3)      What is a typical fee for  an architect/designer and what services can I expect (will they help pick out all of the tiles, countertops, etc) as well as help design it? 4)      Any other thoughts/help appreciated

On the website of Prodboard software I found online app for kitchen designing in 3D space http://prodboard.eu/kitchen/ There you can also try to remodel your kitchen yourself to suit your tastes and take a detached view of your would-be kitchen.

Agree with most advice posted – you don’t need an architect to redesign your kitchen. Best is to look through magazines or online to select a design/style you like (cabinets, countertop, lighting, floor, etc) and use these photos to show your contractor exactly what you want.  Plus, this way, you’ll avoid miscommunication.  Do notice how much light you get in your kitchen – darker cabinets will make it look smaller.     Most of the cost comes from labor – appliances and tiles are surprisingly expensive too.  I have a small kitchen and found out quickly that smaller appliances tend to cost much more than the standard sized range/fridge/dishwahser.  If you are replacing your appliances, it will definitely increase your budget!    Make sure to get several quotes before you decide to go with a company and if you can, go see their previous work in person.  Also, if you live in a coop, which charges a monthly fee while doing renovations, put in the contract that if your contractor takes longer than he/she said, they will pay this fee.   There are lots of websites with advice and tips to help you plan your kitchen. I redid my small kitchen about 2 years ago using Ikea cabinets and am very happy with how it turned out. As stated previously if you are not moving walls, plumbing, gas etc the whole thing should definitely come out to under 10K, most of that money will go to labour. As far as design goes, honestly the easiest thing to do is pick up up the latest ikea catalog find a kitchen design you like show it to your contractor and tell him ” make it look as close to that as you can within budget “. Only other piece of advise is splurge a bit on the countertops, no need to do granite but a nice man made material like ceaserstone makes a huge difference.

Get an architect. To redo everything including the fixtures in a moderate way, allocate 50K.

One idea I have seriously looked at is combining Ikea boxes with custom fronts. Yes, Ikea will sell you just the boxes. There are a couple suppliers of custom fronts I picked off a google search. I just got samples from California-based http://semihandmadedoors.com/semi-handmade/ which I thought were really nice. They cut everything to Ikea specs and it sounds like installation is straightforward. Does anyone know of anyone other people who do this, maybe local suppliers? It is more expensive than straight Ikea, but seems like a LOT less than custom. Anyone else go this route?

I agree that you will not need an architect, nor an engineer if the plumbing and all are staying in place but I urge you not to use the IKEA products for your reno.  This is my opinion, of course, only. We had an amazing galley kitchen redo by a man named Walter Kenul who has a studio in Greenpoint.  The website is bfdstudios@earthlink.net Walter’s work won’t come cheap but nor is his work terribly expensive.  Plus, the subcontractors, plumber and electrician, he employs are top notch.   bfdstudios@earthlink.net

We just used Basic Builders for a kitchen and were very happy with the results. Its a couple based out of Jersey City. They specialize in designing and installing kitchens using Ikea kitchens. They also can do quite a bit of customization of the cabinets to really leave you with more of a semi-custom fit. They cut down a sink cabinet and added a drawer to it so we could fit a stainless steel apron fron sink. This was part of a bigger project so we only used them for the design and cabinet install but they can do flooring and backsplash installs as well. It was around 3K for the installation and the customizations.  http://basicbuilders.com/ – The website doesn’t have much content. Many more pictures on their facebook page.

If design is not your strong point, there is nothing wrong with hiring a designer to help. Sometimes they can suggest great things you would not have thought of that don’t cost more, and save you money by avoiding mistakes. Allow at least 3 feet of clearance in the aisles and leave space for people’s knees under the breakfast bar.

What CMU essentially said. No need for an architect and IKEA workers in the store will help you map out your kitchen so you might save on the designer. If you are very inexperienced, you might want to find a good contractor who can also advice on a design or pay a small design outfit a small fee to map it out for you (maybe $500?). The rest of the cost is what CMU said (maybe a little more). I am thinking about 5-6 grand for contractor, 4-5 grand for cabinets, 2-3 for appliances and another thousand for paint, tiles, etc.  I used Oleg 347-583-0523 to do my kitchen. He is more of a glorified handyman but does better work than most contractors I’ve seen. He also did my mom’s and my aunt’s kitchens as well as many many others so you can feel free to ask him for references and come and see the quality of his work.

If you’re not changing plumbing, electrical and gas, you don’t need an architect (assuming you own and a condo/coop assoc doesn’t force you.) I would’ve said 10k for a very nice reno if you stay away from overpriced fixtures like Wolf and Subzero (do stay away). I did my ikea for less, the only thing I would’ve spent more on is for fancier countertops. My kitchen is 12′ linear with a 6′ island. I did the design myself, with minimal help from an ikea flack.
