Kitchen reno cost?

I’m in the process of buying a 1-family frame house in Windsor Terrace. We’re not looking for luxury, but the kitchen is obsolete and in desperate need of reconfiguration and updating. We’d like to open up a wall (may be structural; would need to verify) and combine with the adjacent room to double the size from approx 100sf to about 200sf, create an island and move the stove there, redo counter, floors (tile, wood, undecided) and walls, and replace all appliances (though not talking Viking here). Assuming this requires some structural work (adding a beam, dropping columns into the cellar?), and assuming quality but not high-end fixtures and finishes, what do Brownstoners say is the ballpark for reno costs here? We have some references for contractors, but also appreciate recommendations for a good one to get a formal estimate. Rapid answers appreciated!

If you do it with permits (meaning an architect and possibly a structural engineer) my guess is more like $80-100k. Hope I’m wrong.

I would say $30k might be low depending on what you end up doing or who you use for cabinets.  We are doing a custom kitchen right now in Windor Terrace without any structural work and very minimal plumbing moving and we are around $40k. Gary Eisner, BuiltIN studio
