Changing store to apartment

I’m thinking about buying a mixed use building on an avenue where the first floor right now is a vacant store. The zoning is r6a with a c2-2 overlay. With that zoning, could you use the street level store as an apartment legally?

We are in a building with a ground floor store. It’s stated as such on the c of o. if we wanted to occupy the space as a residence we’d have to change the c of o.

No zoning issues, but I’d bet that there are a host of building code ones that would be solvable at a cost. Consult an architect.
