Bathtub in 2nd bathroom - a must or is a shower OK?

Working on a remodel of a 2bdr and we’re trying to figure out if it makes sense to prioritize a bathtub in the 2nd bathroom (there is a bathtub in the master). We were advised that a bathtub in the 2nd bathroom is a big deal when it comes to potential future buyers w/kids (we don’t have kids) … however choosing a tub impacts the kitchen negatively.  Trying to weigh pros/cons and welcome any opinions. We currently don’t have kids ..

you need to figure out whether you need to appeal to the broadest possible market for resale, or not.    i think having no tub at all, which i am seeing more frequently in two bath apartments, really restricts resale, as you are cutting out people with little kids, and a whole lot of women.   but i also want a tub in the master, as you have, and not only in a second bath.  you seem to want to be able to keep your market for people with little kids.  some will be fine with bathing them in the master bath, those who are better at corraling the toys, others will want a tub in the kids bathroom.  so i would decide based on how negatively the kitchen is impacted, as well functioning kitchens are even more important for people with little kids than the second tub is.

depends where you live, but extra bathtubs are good for kids.  Dave lives is bed stuy, and its not as strollerville as others.  If its a condo in a neighborhood sans kids, i’d say not quite as big a deal as a house in a neighborhood going through the baby boom.  Adults like the option of a tub for themselves (even if they don’t use it) but one things for sure, if you don’t have to live with rubber duckies and other unidentified floating objects in your bathroom it is definitely something at least one parent will notice.

If this is a house and not an apartment, I think it’s important to have a full bath on the same floor as the bedrooms.

I’m planning on adding a master bedroom to my apartment and plan to drop the tub in the existing bath to gain a little linen closet and a little more space in the second bedroom.  i plan to put a tub in the master because I love baths.   I think the two bathtub thing is important for folks with little kids, but, not for others.

I am hearing though that people would like to have a powder room on the parlour level ( I have a parlour and top floor duplex).  You can always squeeze one in, maybe not to code, but it would be a really good selling point.  The code issue would be required spacing between toilet and walls, etc

I’m in the process of selling mine.  the master bath has a tub, Jacuzzi actually, and the second bath has a shower stall.  No one has made any comment that it would be better if it was a tub.  I really don’t think two tubs are at all necessary.
