Bathroom steam pipe ceiling hole/leak

I’m a total newbie co-op apartment owner and didn’t notice when I bought my place that there was melting plaster in the corner of my bathroom ceiling near the shower, where a pipe (I think it’s steam?) goes from the ceiling to halfway down my shower area. I plastered it and stuffed some steel wool in there. But I noticed that sometimes when the upstairs neighbor uses water for a long time, water comes down from the ceiling from that hole near the top of the pipe. First, I will let the co-op management and super know as I assume this should be something my maintenance should cover. Second, is there anything I can do to prevent it from leaking? There’s not enough room around the pipe for a escutcheon. Would the foam block spray work? I’ve posted photos of the top and bottom where pipe is. Any advice would be much appreciated! That pipe in the photo is likely a heating pipe, not water supply for the shower. It is also likely not leaking. If the pipe were leaking, likely gallons of water would be gushing out. However, it appears there are gaps in the ceilings and floors around the pipe, and when anyone takes a shower, likely droplets of water from the shower are spraying into those holes and damaging the plaster. John Hancock’s comment that the pipe “should have been boxed in and waterproofed and tiled” makes sense.

It’s a little hard to make out what I’m seeing in the photo. Is the area around the top of the pipe wrapped with black plastic bags? My personal preference in this situation would be to surround the pipe (kind of inside the ceiling so you don’t see the mesh) with fine wire mesh — fine enough to exclude roaches and rodents. Then I would cover the mesh/close the gap in the ceiling smoothly with joint compound/plaster so it looks nicely finished. (Try not to slop over onto the pipe.) If you can do this yourself, fantastic. I’m horribly unhandy and have found the people who are best at this are handymen/contractors who work with exterminators. Whether or not this is a common thing I don’t know. Obviously this is a very small job so if you have more cracks to seal under/around sink plumbing, washing machine, backs of closets, and so forth, you’ll be doing yourself a favor. (Mouse holes in baseboards can also be sealed with mesh but should not covered with plaster, of course.)

Thanks for the advice! We are checking the source of the leak, we think it came from a few floors above and re-caulked their spaces near the steam riser. Assuming that stops the leak, what do you think I can do to make that hole at the top less ugly? For some reason, there is wall right up against the pipe so I don’t think eschutcheons will work. I can box it with the decorative sheet of metal, but i want to make sure the top is closed.

I would still have a professional perform a leak test. A Leak Test may run you a few hundred dollars at most, but the damage of an untested hypothesis could be thousands.

The pictures show the source of the leak, the riser is in the shower, you can see the hose. In the corner there are holes around the riser on the bottom of the shelf. Pretty likely upstairs, his and below is the same situation.
The riser should have been boxed in and waterproofed and tiled

You need to find the cause of the leak and stop it before you do any plaster repair or painting. (Escutcheons, foam block spray, silicone, caulk, glue, etc., will not stop a leak.) Your neighbor’s shower pan could be leaking and need replacement. What is above the leak? How old is the building?

Looks lije the steam riser is in your shower area, your upstairs neighbor uses the shower and the water collects in the corner and runs down the pipe. Your downstairs neighbor mist likely has a similar issue. Hard to seal that gap since the pipe expands but i would try silicone, your upstairs neighbor should do it too up in their bathroom rather than you trying to seal it at your ceiling, the water is already running down and will find another way somewhere in your ceiling

Water should theoretically never leak (though they do sweat) unless there is an issue. Water is meant to be in a closed system. Finding out causes the leak is the first step!
