Insurance for townhouse

I am currently insuring my 1879 townhouse through Chubb. It is extremely expensive, over 8,000/ year. Add to that flood insurance from another insurer (not coverd under Chubb policy), another 600/ year. Can anyone recommend another insurance company (direct, not broker like Brownstone)? Or a good insurance agent that can work with me? Thank you

We used Chubb in the past and switched to Pure, which partly bases the rate on your history. It is a good company and costs less than the other high end insurance companies. My broker’s name is Dawn, Capacity Coverage in NJ, 201-661-2000 (moved from NY) if you want to inquire.

I have Allstate (Walter Wright). One claim when the tornado hit & partially destroyed roof was promptly checked & paid, even a new skylight which they could’ve easily said was old damage since it was an 1860’s original. But for a 2fam 4 story I do pay $6k.

The Brownstone Agency is not a Broker as such; they have put together a policy with all the riders that you need for all the eventualities of owning an older property. State Farm, All State and the other large National Brand Insurance companies all have clauses in them that excludes everything that is older than 25 years old. I know the Brownstone Agency can sometimes not be very customer friendly, but they do not need to S E L L and give you a sales pitch.

Whatever you do, do NOT use State Farm, particularly the one in Bed Stuy. We have them and had to file a claim after our roof failed in those torrential rains just before Sandy and it was an absolute nightmare. The adjuster gave us $14 to plaster and repaint the bathroom. You can’t even buy paint for $14\. When I called our agent to help our cause, the phones went unanswered, messages went unreturned and when I finally did get someone on the line, we were given bad information. Literally a horrible operation and an inept group of people.

I use Amica, insuring an 1890’s townhouse. They’ve never been mentioned on these boards, but they seemed to have good reviews ‘out there’ and I pay less than 2K to ensure my three story home, so I went with them. I’ve never had to file a claim though, so take that for what it’s worth.

we have met life. I used to have autos and home through them but now just the home. I think the customer service is great. never had a claim so I am not sure how they are at the other end. if they could give me the coverage I want on the autos I would do everything with them as i always liked them. mind you, my house is smaller than your brownstone. I left Chubb too. I used State Farm. I went through the office that is east of Stuyvesant Ave on Fulton somewhere.
