Insurance during construction

From what I hear my homeowner’s insurance will not be covering during construction. My GC will have his own insurance but if something happens and it’s not his responsibility we are not covered, is that correct? Any advice on how to go forward with this? What kind of insurance do I need and who should I contact to get a quote?

My understanding is that, when construction is ongoing, your homeowner’s policy won’t cover damage, because that’s outside the scope of your coverage. The contractor should have insurance, with you named as additional insured, but that covers something like the contractor cutting a beam and the floor collapsing. But what if the contractor does nothing wrong, but there’s an electrical fire. The contractor’s insurance likely will not cover this. Nor will your homeowner’s policy. Well, the other point to address first is how much work are you having done? If you’re not doing structural and major reno, and are living on the premises, then maybe simply being listed as additionally insured is sufficient?

Contact your current insure. agent. You’ll want builder’s risk, especially if the building is unoccupied during construction (in fact if that’s the case your homeowners ins may be void without builder’s risk). You also may need/want a liability policy. And naturally these aren’t cheap 😉

Your contractor can list you as additionally insured under his insurance. You can also get builders risk insurance. Call an insurance broker and they will have more information.
