EXCELLENT inspection
I would like to recommend The Home Inspection Group, Ltd. Their website is www.professionalpropertyinspection.com I first spoke to Steven Baranello who gave me a lot of time on the phone to answer my questions. We scheduled an inspection. Joe Eberhardt conducted an inspection of a single-family Tudor house for me. The inspection was scheduled for 8.30 am. When I arrived at 8.29 am, Joe was already at work, taking photos of the exterior and making notes. He explained what the inspection would entail, encouraged questions and reviewed the paperwork with me. The inspection ran three hours. After conducting a very thorough review of the exterior, we moved to the 2nd floor of the house where he immediately saw that the door frames were not level and that there was a sag in the floor. He gave possible reasons and said we would get to the bottom of this when we reached the basement. He went up to the roof where he explained that while the material used was good, some repairs were still needed. We worked our way to the basement where he found that significant structural reinforcing had been done including the installation of a 2nd beam that practically ran the length of the basement (and had been camouflaged with a metal radiator-like cover) and four jack columns (two of which he noted had been installed upside down). I had already been to the buildings portion of NYC.Gov and knew that no permits had ever been issued for that kind of work. He told me he thought the house had suffered from significant water and termite damage. In the end, I decided not to buy the house. However I felt I had learned a tremendous amount and was prepared to continue my search. When I find another house, I will call The Home Inspection Group.
