Air conditioning recoup?

Hi landlords, We are considering installing a/c (likely minisplits) into our rental unit. We assume that rent would go up, though we’re not sure whether we would do it for current tenants or wait til turn-over. Either way, is there a standard timeline for which we expect the increased rental value should pay for the investment? For example, if the a/c costs $6k, in how many years should we expect to make that back in increased rent? Just looking for perspective on cost-benefit balance. Thanks.

It will only based on what the price when you rent your AC but i don?t think you?ll ever recoup the costs. I also install the [air conditioner in Reno](http://www.nevadaheating.com/) in rent but i can’t recoup the cost.

Yeah, been waiting on a part for my Frederich for 3 weeks (lucky it turns on & off at a set temp.) I can imagine a renter would complain and you may have to reduce rent if so?

NP – our agent told us this when we listed it. It surprised us, but ok. As I think it through, it’s just another thing I not only have to install, but ALSO maintain as an included amenity. Better off allowing window units at tenants’ expense. Thanks to both of you for valuable perspectives.

i don’t think you’ll ever recoup the costs. it’s just not the much of a selling point here in my opinion like location, neighborhood, transportation etc.

Only you can answer that question. Whats the rent now, what will be the rent once you install A/C (Check apartments around you with central air and how much they are charging) Then you can figure out the difference and see how long it’ll take to pay back the cost with the added rent you’ll be taking in. Also factor in a month of no rent as the work is being done. Unless the current tenant agrees to let you do it while they are living there. There might be a lot of wall/ceiling patching, then sanding, and finally painting after the hvac guys are done.
