Management company for 12 unit condo?
Hi, I live in a 12 unit condo in Clinton Hill and we are looking for a new mangement company does anyone have any recomendations? We are looking for better service and to lower our common charges. Thanks!

hi- and so we are back to needed a new company again. To answer the self-management issue, we tried that. I ran the building for years and then wanted to move. We need outside assistance.

Well, 5 of 6 works out much better than two of four. sometimes, there are people you would rather not have doing business for the building. and others who say things that make you think you do not want them involved, but I think that can be a defensive tactic to avoid being asked. learning experience, it was.

Brokelin, you are right to mention the issue of free riders! We are fortunate to have only one deadbeat owner out of 6, so we are all willing to work around her to keep our costs low. For the first few years it caused me a great deal of irritation (“it’s not FAIR!” “she sucks!”), but we’re all over it now.

Ok, not always, I know some in self managed coops who all take part. But some live in a state of a lot on conflict over it, and seem to like it that way. I would be curious to find out if having a third party manager could lessen conflict in those buildings, by giving the owners an outside third party to take out their anger on, rather than each other. I would suspect managers end up in that role often…and would need a thick skin. It always sounds like a thankless business to be in, to me anyway.

I thought of that idea, too, when I read this post, having lived in a self managed four unit coop. I believe just about all of the four units are self managed. but I figured they must know about this option, as you quickly find out about it when looking at apartments in small buildings, and want to pay someone to manage. It is not that hard, and even less work in a condo, I would imagine, as there are not common taxes and mortgages, but there have to be people willing to do the work. In my building, many were not willing, so the others did it. Many would rather pay than do the work themselves. Having done so much of it for years, I will never do it again…I am finally learning not to do free work for others. and it always works out that way, always some free riders who do not step up and take their turn.

Have you considered self-managing? We are a condo of 6 apartments, and have been able to keep our common charges to $250 per month for 8 years by managing ourselves. We hire a local handyman to take the garbage out twice a week and keep the common areas clean, but the rest we care for on a rotating basis (taxes, accounts payable, banking, insurance). It’s not a big lift, and saves a TON of money. Good luck!

Try NYC Property Care- they take on larger buidlings. I can not recommend Square Indigo, they were a very bad choice for us. I think they are over extended. Our new company just started, but so far, they are great http://www.makingbrooklynhome.com/.
