Wooden deck on home in Brooklyn
I saw a 2 family home with a wooden deck with a wooden staircase down to the garden and I assume it is not legal. They are required to be non combustible, correct? The deck is the width of the house. Are these decks common in Brooklyn? If I purchased this house, what kind of problems would I potentially face in the future? Picture attached. The problem with my “absurd” comment is that I tried to correct a typo by using my iPhone to copy it, deleting it [which I can do as a moderator] and pasting it back in with corrections. My damned phone made it look like I didn’t properly copy the text and deleted the whole thing. I only saw the utter gibberish when I looked at it on my Mac. It SHOULD actually read like this:
My next door neighbor had a deck like that. It’s been there for a good 20 years. Nobody has complained. I’m certainly not going to drop a dime on them. You might not have a problem if you bought the house you saw. OTOH, if you pissed off one of your neighbors….

Just 3 feet from the property line has to be noncombustible, unless there’s a fire escape in the back then the entire deck has to be.

Metal deck contractor suggestions?

Hi All,
I’m looking to get a back yard deck installed in my Brooklyn home. Probably needs to be metal (or other “non-combustible” material) because it will be up to my property line. Contractor would will take care of permits etc.
Wondering if anybody had suggestions for contractors could do this kind of job?

I will tell you that I reached out to a couple of the deck design/build contractors I found on Brownstoner and after providing them with detailed information (site plans, photos, etc.) I received zero responses. Everybody is too busy to be bothered.Like

Yes everyone is busy right now.
You might need several people: an architect, a concrete installer, an iron works and a company or carpenter to install the planks.
We found that people who build decks will do one or two of these but no one does all three.
Try to get the job started with the design and foundation and get the rest lined up for next March.Like

Oh as to material, Three feet on either side of the neighbors has to be metal . You can put the stairs to your yard on one side and on the other you will have a grating , with wood covering the rest. . Ipe mahogany is super dense and hard to ignite, but expensive. There has to be a 4 foot high railing around it
They don’t allow the kind of deck people used to build themselves anymore: usually redwood with various kinds of support and low rails. A concrete foundation is required now too if I am not mistaken.

A foundation of 42-48“ deep concrete (with rebar reinforcement) filled holes (called footings) breaking ground to the frost line point, support the deck.
Steel,concrete and wood specialty contractors coordinated as a team – to install a wood floor 3′ inwardly from lot lines, gratings on the 3′ margins, at an 8′ depth for light source to enter underneath to garden level windows, and 42” H. railings – are a bit unique, but can be found.
As posted earlier, just search the previous Brownstoner threads.
There are a number of established teamwork efforts out there. One of many ,with a large net: Sketch & Hammer.com. “Teamwork makes the dream work”!
I don’t think contractors/G.C.’s can pull permits unless in sync with an architect’s filing process.Like
