With selling by owner, how do you deal with multiple people?

I hope you don’t mind that I’m making this a separate question, since you were already so kind with the lengthy replies. I’m curious (i.e. worried) about how one deals with it if there are several interested potential buyers, without a broker? For instance, what if I have an open house, and three different people express an interest? Yeah, I know, this is where my having a broker would come in handy. And I’ve asked friends, but I don’t know anyone who’s done this. I gather that a broker would hand them an application, and then pass the applications on to me, and then I guess it’s up to me to choose. But what if it’s just me? It’s funny, I bought my place without a broker, and I have absolutely no recollection of the process.

As a broker owner who tried to sell my own condo last year…i can tell you from experience…it was a nightmare. My dear colleague finally reminded me that i became “that seller” we always try to educate NEVER to sell on your own. I know…not what i wanted to hear nor what you want to hear BUT..it was the truth. i let her sell it for me and she did in 1 open house. well worth it. Problem you have is you will not know if you got the highest price unless its marketed fully and shown by a professional other than you. my issue is i showed it…got low offers. Buyers cannot see themselves in the space if the current occupant is present. but that’s the first problem. What you are requesting now is how to vet the serious and qualified buyers from the ones that are not and will waste your time. That’s what experienced Brokers do. Don’t forget making sure you disclose the right things and not get yourself in trouble. And yes we have forms and disclosures that the buyers have to make prior to us presenting the offer to the seller. its a well oiled machine.
