Who to call for repairs?

The paint above the door frame leading out into our backyard peeled back and water is slowly dripping from it. The rest of the wall feels somewhat soft to the touch so I’m assuming water has penetrated there as well. I can’t seem to tell where the water is coming from and therefore not sure who to call to look into the issue. Since it is our tenants unit, I’d like to get this fixed asap but looking for some help and guidance here. Thanks

You should check what’s underneath the grey coating. It could be any number of substances that are cracked & allowing water to seep behind & into the brick which will also have been undermined.

Is there a radiator above the damaged wall?…if so (especially if it is one pipe steam) that could be the source of the leak coming at the advent of heating season

Since the drywall/plaster is going to need to be replaced anyway, I’d pull that off above the door to get a better idea. Usually the point of entry is the roof and the very back edge where it meets a gutter (or doesn’t) is an easy point of entry. If there are no windows above this door, the water could be travelling down the wall and finding it’s way through the wall as it encounters the door framing. If the brick is coated, it’s not likley coming through there. But any window sills above could also be points of entry. ‘d start with a roofing guy looking at that section of the roof. Premier and Leakmasters are often recommended here. I used Leakmasters.

it’s the main house, no extension. the exterior is brick and the back of the house is gray, i’m not sure what the prior owners coated the brick with. there is no kitchen or bathroom directly above and no other water issues in the house.

Is this an extension or the main house wall? Brick? Frame? Anything happening on floors above? Not enough info but obviously water is getting in somewhere.
