Whats needed for fire safety in and around boiler room?

So we have a fire extinguisher just outside the boiler room, a self closing metal door on the boiler room and smoke/carbon monoxide detectors too.
My Dad always kept a big bucket of sand in the boiler room too.
Is that going to do anything to help with a boiler room fire? We have a gas boiler and gas hot water heaters.
Any other fire safety tips?

I know insurance requires rechargeable extinguishers or if not chargeable to be less than a year old.

Dfreed, it may not be that it will not pass inspection because it is box store bought but it may be more about size. I have seen plenty of the box store brand extinguishers in buildings with tags on them. They are all kind of made by the same few companies – kidde comes to mind.

What inspectors (both the consultants and the FDNY fire inspector) look for when checking extinguishers in a commercial building is that it is up off the ground and hung at a certain height, there is signage and that it is tagged. With the co2 extinguishers, they check the hydro date stamp on the tank (every 5 years; the same as scuba and welding tanks). I am sure there are other things they check and years ago I knew them all because I was the guy who walked the fire inspector around the building. One way to get out of a violation is to listen to them and promise to correct deficiencies.

If someone wants to read about this, the FDNY requires the people checking extinguishers to have a cert of fitness. The study material for the cert can be found on the fdny website. If anyone w ants to know specifically what cert it is, ask and I can find it. I once held a half dozen of these certificates.

When moved into my 3 family brownstone 40 years there was red metal bucket filled with sand next to the boiler room. Didn’t know reason for it but its been there ever since. At some point became aware law required fire extinguisher with tag indicating effective date that needed to be updated by fire extinguisher place upon expiration. Dont believe box store extinguisher will not pass an inspection.

With the gas, I doubt sand would help. Oil, maybe.

We had a sand bucket hanging in this house when we moved in and I was told by a man who had lived here his entire life and was an older child during “the” war, that the city required all houses to have a bucket of sand in case a house got hit with an “incendiary”. I tossed the sand in favor of modern extinguishers and since the bucket had a rounded bottom, requiring it be hung on the wall, I soon tossed it as well.
