I just saw a building with Mandatory Inclusionary Housing units where the tenants pay for electricity, which includes heat AND hot water. I’ve only seen that once before, in a three-family unregulated building in Bushwick. Seems those tenant electric bills could be steep.

@randolph in the (popular) design where every tenant has its own hvac condenser and pays for electricity solar does not make sense.

That’s why that should be DISALLOWED for all new buildings.

There should always be a centralized system with consumption based individual tenant metering, which is not a problem at all.

This requires a bit more effort from the landlord on the accounting side. And my hunch is that they may be able to stretch the revenue from inclusionary housing units by having the tenants pay for their own heating.

correct me if i am wrong, but solar is really just something that wealthy homeowners are able to do – meaning there are no incentives for larger apartment building owners to install solar? I live in a building with 16 units and tenants pay their own electric and gas bills. what could be done to encourage my landlord to pay to install solar in order to reduce the costs for the people that live here?

We have solar and the $19 connection fee but we went solar maybe 5 years ago now. Maybe it has to do with when you installed it?

and then $1.50 for the “Merchant Function Charge (Electric): Charge associated with procuring electricity, credit and collection related activities and uncollectible accounts.” So we all have to subsidize people who aren’t paying their bills and the credit/collection activities of con ed?!

Hi, we use about 125kwh a month on average. However we got solar installed recently in anticipation of switching heating to a heat pump. Like @lurker, my electric bill is $25 for ConEd’s connection fee. I’m also curious how @peaceout pays $19.

we have solar and the minimum bill is $25–what’s up with that?!?
May or June didn’t have much sun and we under generated so ended up having a $50 bill (half of that is “delivery” fee)
