What inspections will be done at the end of a renovation?
This is probably a newbie question but here goes… When our renovation is finishing up in a couple of months (hopefully), what inspections will be done to finish the job? We are doing all new plumbing and electric, so does that mean we’ll have to have a plumbing and electric inspection from the DOB? Also is there some kind of “final inspection” by the DOB?

Thanks Chris for your advice. Unfortunately my GC seems to resent too much oversight and my being too involved in the process so I have had to let go a little. I had specifically chosen him as his online reviews said he was great at communication but it ended up not being the case.

Performing a project like this to me is much like running a business and being the owner: You do not want to be directly involved in everything since you are paying people to do that, but you want the oversight to make sure not only are they getting things done but getting them done to your liking.
I also never want to give one single employee too much control or responsibility because there is always the possibility that one day they are gone; if they are gone and you do not know what they were doing, you are on a sailboat with no sail!

Most Water and Sanitary inspections do not get done in person anymore; there are just too many inspections and not enough inspectors but yes Gas always gets inspected.
Again though my advice stays the same; arm yourself with knowledge. Most people assume the point of a GC is that it makes a project hands-off; I find that to be dangerous. When I helped my brother with a renovation, we had morning and evening check ins with the GC even on days they were not on site.
Two quick 15 minute conversations can really make a difference…plus it is awesome to learn as you go in case there is a next time!

Also our architect self-certified the job at the end so there was no final inspection.

When we did an Alt-2 reno the plumbing inspector never showed up – we were told this was common. The gas inspectors always show up (separately from the plumbing guys). Squibsie, you should check the permits and jobs filed for your property on the DOB BIS system and DOB Now. It takes a little hunting but you can usually find your own permits. Certainly for gas, you can. I found ours before our architect, GC, and the master plumber did (the latter two were very old school – at least they had an excuse).

Thx for your answer Chris. It’s actually possible that kind of inspection has been done without my knowledge – as I have zero contact with the actual sub, my GC alone deals with them. I’m hoping that everything is going the correct route but I have sort of trusted the GC on this without checking what he is really doing. At present the GC and I are not on the best of terms, which is why I’m asking all these questions here…

The concern I see here is that you have these questions unanswered; these should have been established when choosing your subcontractors.
For instance, If you ran new gas pipe in almost any way (outside of a few feet after a Gas Cock) it is not possible to do a self certify inspection. They need Test Inspections that are always done in the presence of a DOB Inspector.

Thanks for your answers! I think we did an Alt 2 and there are permits pulled for the GC, electrician and plumber. We didn’t do anyting structural. Plans were filed by an engineer.
@Lurker Re the plumbing I was told the plumber is “self certifying”, so I’m not sure if anyone’s coming to do a rough plumbing inspection? Re the final plumbing inspection, will someone come from the dob to inspect their work? We did run new gas pipes as well, will that be the same inspection as plumbing?
@Ed Will the inspections according to the TR-1 be conducted by the engineer/architect or someone at the DOB?
And will it be possible to move in before the permits are closed out and finished and the final inspections have happened?

If the work was filed by a licensed architect or professional engineer there will be inspections according to the TR-1 that he/she submitted. These are separate from the departmental inspections for plumbing and electrical work.

It depends on what work was done and what you filed.
Electrical gets an inspection at the end when everything is essentially finished; plumbing there’s a rough inspection once everything is in the walls, and then also a final, but also if gas is touched at all there are other inspections for that too. If you did structural work those require special inspections throughout, plus there are a few other inspections that need to be signed off during the process. And then there is a final one at the end to make sure the work matches what is in your permits and is done to code.
