Waterproofing Old-style Skylight
10 years ago I had a new skylight installed, but the old-style, multi-pane, wire-glass, vented kind. A few years ago, I noticed leaking. When I examined the skylight I found that the glass panes were set “naked” into the frame, with no glazing or sealant at all. I “sealed” with DAP window glazing. I also tried to close top vent with insulation. Leak has returned. Any advice? How should these panes be set and sealed? I am also thinking of just pulling out and replacing with a more modern, single light, maybe moveable skylight. Recommendations on brands or installers also welcome. This is skylight over stairway inside my top duplex unit. Thanks!

Other than changing the original batteries in one of the wireless wall mount remotes, they have been fully maintenance-free since spring 2019. Our roofer, who installed a plastic membrane roof, which replaced an old tar one, also installed the pair of 22”x22” Velux.

Is it a skylight dealer who’s doing the installation? We have a fairly new skylight installed by a roofer that is leaking. The seams leak — nothing to do with the installation or flashing. I doubt we need a new skylight, just need to seal the seams. I don’t know if I should call a roofer (ours retired) or some other trade.

Cate, that probably deserves a longer and more nuanced response. What I like about the west (Clinton Hill) of Putnam Avenue is that it continues to be home to many long-term residents. For example the “new” pedestrian plaza is actively used by old guys playing chess, younger folks hanging out, kids riding their scooters around – it is not a German beerhaus (that’s sort of across the street). But over at Putnam and Classon there continues to be a group of women who are available for “dates”, often accompanied by men who join them in smoking crack into the early morning hours on the steps of the Mechanics Temple. Issues around the homeless or semi-homeless are complex – throw in mental illness, the loss of the cheapest housing units, etc and I have no idea what the right solutions are. But yeah, still issues on Putnam.

Thank you for the additional comments. Sort of like the mail-in votes coming in a bit later (sorry, groan). I think these skylights were not meant to be in private heated living space for the reasons others say. I had put insulation in the open vents to partially deal with the draft issue. If I have more problems, I may go back over with the silicon as recommended, but I hope to get the energy up to replace with a more modern and appropriate skylight as recommended in first comment. I found a dealer in Brooklyn…(for the skylight…lock at my monicker and you will know I wouldn’t have to go far to find a “dealer”)

also, see what dork says. the glazing compound can be a pain in the ass and messy. my window guys always tells me that if we have problems like this and it is not a situation that we need a perfect bead of caulk, use silicone. my old boss, when i was a teenager swore about GE silicone and that was one of his selling points at the time.
if the windows have and play or give or issues with holding, the silicone will harden faster to a strong bond where as glazing compoung might take a year.

ok, since this post began and since i had to do my semi annual roof inspection, i climbed up yesterday and took a look to see how my skylight is sealed. the do not have glazing and this i know because i do not see it on the inside. But, they instead put the glass in and then put angled metal over the framing that supports the glass and this angled metal keeps the rain away from the seems in the glass. i wonder if they had the angled metal on these and over the years they just kind of disappeared? if they did have them there will be little metal tabs that would come through a slit in the metal to secure the metal,

Silicone type 2 for the glass has worked flawlessly for over 10y. I’d guess that its probably cauk / glazing or flashing. I did caulk both sides of the glass fwiw, removed the glass and “set” it on the bottom (like setting a windshield) and liberal silicone to the outside.

I was having the same issue with ours this past weekend. There’s no glazing whatsoever and searching around I got the impression it was intentional–that these skylights are intended as open air vents for smoke and/or to help vent the cockloft/attic. And that originally below them there would have been a framed pane of glass covering the skylight shaft to prevent air flow. Our neighbors still have theirs intact, so that theory makes sense. I put clear silicone caulk around all the seams where water might blow in, but looking under the copper framing it’s truly all open, so it’s not sealing against air flow. I hope to replace the skylight as it’s just draining my heating, but I know there’s a bunch of fire code related stuff that makes it complicated and pricey.

After 10 years it could be the flashing and not the skylight. We had a new skylight put in a few years ago and the metal seams are leaking. Not sure if it’s under warranty, and our roofers retired. Should we call a roofer? It’s installed correctly but it’s defective.

When my roof was redone last year, we replaced 2 old-school type skylights with Velux skylights. They are solar powered (tiny 2″ x 4″ panel), open with a wireless switch, close automatically when it rains or it detects a hand, and come with screens. I couldnt be more happy with them. We also got a 33% tax credit on the total purchase price.
Two 22″ square skylights, installed were about $5K and we got $1600+ off our tax bill.
