Waterproofer or leak expert recommendation?

I’m hoping someone has a recommendation that we desperately need.

We continue to have water in our basement after heavy rains. In the last year, we have spent so much money on “waterproofing” efforts with one company. We have redone the gutters, installed a dry well out to the yard, dug out and waterproofed the entire exterior wall where it was entering, re-pointed the foundation on the inside, and added sloped cement to the window sills to move the water away from the building.

It’s still leaking, and from the same place. I don’t know if the [extremely expensive] work done so far was unnecessary, poorly done, or the group doing it is just guessing and doesn’t know what the issue is and doesn’t have the expertise to address it or the integrity to own it.

Has anyone had a positive experience with a company and had water issues in their basement that were effectively resolved? Really looking for a trusted recommendation as searching from scratch with reviews a ll over the place feels overwhelming and futile. We woke up to a flooded basement again this morning, and the heaviest rains are still to come today and tomorrow.

Any recommendations would be immensely appreciated!!

you seem to have done everything right. you didnt mention if you checked the status of your gutter leader, they usually rust out snd can flood the foundation. don’t know if waterproofing could handle that much water, and they have to go under the foundation to reach your main drain (i believe). A more difficult situation is if your property is fine but your neighbor’s is also flooding your foundation. Those are trickier situations. Good lick, with all that work it must be beyond frustrating.

Seven years ago, new home was flooding within a week of closing. By the end of remediation years later, we identified about 5 factors that all contributed. The backyard had pitched concrete, but below that were two old windows that weren’t blocked, let alone sealed. We had broken pipes leading to the main waste line. The stack had sunken, backpitching the watste line, hydrostatic pressure, and general leakage through the rubble foundation.
We excavated the. back yard and erected a retaining wall about 6 feet from the house. We installed a French drain with sump pump (quality 1st), we removed the rat slab and installed insulation and a 15mil moisture barrier. All dry now. Point is – your remediations so far might be helping to mitigate, but obviously you still have to keep looking. Best of luck

what colonial says. years back, we had an issue in a basement of a building in manhattan and it was the roof drain which was located inside the building. the connection had rotted right where it went into the concrete basement floor. and like many people who are not from the city and do not have the experience of roof drains, i was not sure what was going on when it happen but it was after a rain storm.

I was at a new construction site that constantly had water come in from the water table. They used Vulcan waterproofing to install a french drain system. All the water is directed to a sump pump. Totally dry now.

The buried downspout elbow gets most homeowners from what I’ve heard when speaking with others… once you locate it, give the sewer company a call, have them clean it up, and get your plumber to install a cleanout on it.

It’s important to find the source even though that may be difficult. I suggest to check on the basement when heavy rain starts. Really try to pinpoint exactly where it first enters. It may not be obvious, perhaps from your neighbors or a deteriorating buried down spout elbow where it connects to your sewer line.

We had a really good experience with Quality First (https://www.basementwaterproofingnewyork.com/) adding a french drain internally and sump pump to deal with flooding in our basement from ground water. I am not sure if your flooding is caused by the same problem, but they specialize in basement waterproofing and hopefully would be able to help you find the right solution.
