Water leak
We have water leaking into our house, which we are pretty much certain is coming from outside – there is a balcony on the 4th floor, and we believe that it is not properly sealed so that when it rains, water gets in and ends up leaking into the 3rd floor ceiling. It’s not a plumbing issue so a plumber is not likely to be helpful. Can anyone help with finding the right experts to fix this problem? TIA

You can hire a Plumbing Company or Leak Search Company. Make sure they are well versed in Leak Searches though. Some companies just play a Guess and Test for leaks. Others will use leak detection colored water to properly trace the origins.

One more suggestion—it f you uncover existing drains, or install new ones; the copper drain pipes on our house were very short, terminating before the limestone ledge of our balcony. The water landing on the wooden window molding below caused a lot of damage over the years. Extending those pipes, in our case with copper tubing glued on with silicone, directs the water away from the house.

We had our leak fixed many years ago, but any competent roofer could deal wit it. In the interim you might look over the edge of your balcony, or examine it from below with binoculars, to see if there are any tiny drain pipes sticking out. Ours were just covered over on top, but in a neighbor’s similar house they had been removed.

We have a similar balcony. When we bought our house water ran down the inside of the window, in the bay under it whenever it rained. It turned out that a roofer had covered over the drains put there to avoid water buildup. Uncovering the drains solved the problem.
BTW, if your four story house is on Midwood I, in PLG it was built by the same builder (W.A.A. Brown) who put up our three story on Midwood II and the construction is likely to be similar, although Brown used different architects on the two blocks).
