Two very different roofing estimates

We’ve been in a brownstone that was renovated by a developer for almost five years. We’ve had sporadic leaks for the past three or so. The back of the roof, near the drain, pools water and clearly needs to be re-done. The rest seems to be mostly okay.

One contractor estimated ~$7K to do the whole back quarter of the roof, and another estimated ~$2K to do just the area where the pooling happens leading to the drain. They both guarantee their work for a good number of years.

I’ve never dealt with a roof before so don’t know the ins and outs of this. Any advice? Thanks.

This provides an exceptional bond and a highly protective, seamless surface. Liquid “recovery” systems can provide a significant savings vs a total roof replacement costs. Very important, ask the Roofer for proof of insurances prior to hiring – they should submit to you a COI (Certificate of Insurance). Send their certificate of insurance to your home insurance company (or broker) to make sure they have adequate insurance coverage. If you hire them have them issue you a COI naming YOU and your HOME ADDRESS as “additional insured” prior to starting the job. Also make sure you are also named as the Certificate Holder of the COI . This secures in case of any injury the Roofer’s insurance covers everything NOT your home insurance!

My guess is for the $7k quote, they will remove the rear quarter of the roof entirely and put a new thinner layer of insulation, plywood and roofing material so that it is more evenly pitched. Which will eliminate the pool dip. Not sure what the $2k is planning to do. Best bet is to ask them specifically how they plan on eliminating the pool. Also for issues like this, I would withhold some payment after confirmation (rainfall) that the pool issue is gone. Every roofer is going to say they can fix.
