Title Insurance: Finding it on your own?
Hi all. I am doing a refinance and last time I did one, only about 2 years ago, I had no trouble getting a few quotes for it myself, and utilizing them to bargain down the cost of the bank’s preferred title insurance company. Now, I am having trouble finding any title insurance company websites that have a request a quote feature. I have emailed about 6 companies so far, with no responses. Any recommendations? thank you!

I don’t know how true it is, but I read somewhere once that you could go back to the original Title Insurance company, and ask them to update their original policy, rather than pay for a whole new policy. The original policy is already in existence, so you should only have to pay for insurance against “defects” that might have been created since the original policy was issued.

A few years ago I used Entitle Direct. They were great, saved me at least $1000 over everyone else and they were responsive. Too bad they got brought out and no longer offer direct to consumer title insurance anymore when I check in with them to refi this year. I ended up calling a bunch of companies and ended up using Throughbred who were pretty good and were a couple hundred dollar saving over the bank’s company. You’ll get a much better response rate if you call and speak to an actual person. Like you I got a pretty crappy response rate via email / online quote tools. Good luck!

Understand in NYS cost of title insurance on premises and on mortgage if any is based on cost of home and amt of mortgage and cost of ins. is regulated by NYS so cost would be same for all title ins. companies. If use abstract co. to do necessary title work there are associated costs and am uncertain if there are material differences in costs between abstract companies. Believe there are only a few title insurers nationally at this time.
