The DOB sign-off nightmare - what to do?

Please advise –

The background:
With the architect who we never got along since before the construction started, we finished the gut reno of Alt2 renovation 6 months ago and moved in after a DOB construction/mechanical as well as electrical field inspections were passed. The plan was filed with a standard exam, with the 3rd party special inspector who passed every inspections, if that matters. Now at the home stretch, the architect has abandoned this project and is refusing to amend incorrectly filed Schedule B (gas fireplace fixture not correctly filed, gas meter removal not listed under cap or remove, etc). So my plumber says no way, he’s not attempting to sign-off with the incorrect Schedule B only to receive a rejected sign-off. We have been living in a new house with no prospect to ever sign-off on this renovation due to open plumbing job. The plumber says there’s nothing he can do until the Schedule B is corrected.

Question:
What are my options? Before anyone asks, no, the architect’s behavior is not fee-related. Paid off her 15% commission long time ago. Can any architect supersede this open application and if so, what are the potential difficulties in doing so, Do we have to redo the final construction/mechanical/electrical field inspections all over again? Any potential issues with plumbing sign-off? All we want at this point is to sign-off on this and be done with it. Any advice is appreciated. Thank you.

Another thing. Don’t just trust these guys when they say it will be quick and easy. While it very well be that way these guys will say anything to get your business. Do your own homework. Definitely be on top of them and pay them according to their progress.

I definitely will. Would love to be of helpful resource for other home owners out there.

From talking to a construction attorney, an expeditor and architect who may be willing to take over this application, this will be done quick and easy. It will cosf thousands of $, which sucks, but it is what it is. The biggest mistake I made, according to the attorney, is to sign the contract without having a good attorney take a good look at it. I should have kept a large retainer until the project is signed-off with the DOB. No incentive whatsoever for her to help me sign-off when I paid all of her fees. Live and learn.

To address one point in the original post, yes, it is fee related. It sounds like you paid 100% of the architect’s fees. Very hard to get work out of someone without a little financial incentive dangling in front of them.

Had a similar situation but problem was expediter not architect. Hired another expediter to supersede and make sure they have engineer and architect on staff. Already passed plumbing and electrical inspections. Expediter picked up where they left off so didn’t have to redo inspections. Big waste of money but what are you going to do.
