Tenant adding Roommate

I have a great tenant. We want to be accommodating with her boyfriend moving in. I just have a few concerns.

1. I’ll almost certainly add him to the lease unless someone can explain why this isn’t important.
2. He has a cat. If it’s litter trained and declawed, I don’t see a problem. Even if it’s not declawed, how much damage can a cat do to the apartment?
3. Is the amount of cooking gas and hot water he’ll use enough to worry about, especially given the tenant’s great history?

As far as the cat there’s the scratching of woodwork to think about. If you have painted woodwork its of lesser concern as any damage can be filled with wood putty and painted back over to make it look as though it was never damaged. However natural wood would be more of a problem to repair. Then there’s the smell. If they mark their territory you’re going to know it. And it’s difficult to get rid of. Lastly the hair will end up in the hallways/public areas. If the tenant is fastidious you will have less hair but even then there will be some.

Good questions. Hopefully there is nothing to worry about given the existing tenant’s great history. Nonetheless, in my experience, it’s crucial to have all occupants on the lease, and to run a full credit and background check for every tenant. This includes meeting and chatting with the person, taking a photo of their ID and verifying their identity, checking their paystubs and recent bank account statements, verifying their address history, requesting landlord references and speaking to their last three landlords over the phone, as well as running a credit and background check. If they are fully employed, that is very reassuring, as are signs they save and don’t have a lot of debt. As to the cat, no worries about the claws. The one trouble a cat could pose is marking territory and not using a litter box. In very extreme cases, this can ruin floors and baseboards. Gas and hot water should not be an issue as long as they are not running a laundry service. (I presume this is a free-market and not rent-regulated apartment.) Good luck.
