Starting from scratch - Best Heating System?

We are about to embark on a gut reno of a 4 story brownstone that is in estate sale condition. All the mechanics need to be replaced and we are deciding on a heating system – the floors are unsalvageable and there is joist repair work that needs to be done, so we are really open to any option.

We will be installing a new gas boiler and are considering either a hot water radiator system or radiant flooring (also hot water). All the radiators have been removed at one point when a forced air heating system was installed. We are removing those ducts and are open to re-installing radiators (either modern ones or perhaps trying this brand if anyone has used them before: https://www.castrads.com/us/product-category/cast-iron-radiators/)

Of course we want something energy efficient, and want to be able to support zoned heating, separate controls for the rental apartment, etc. But also, between radiators and heated floors, does anyone know which is better to avoid the worst of dry winter air? I have a child with asthma and sensitive skin (I recognize that winter is just harsh, but trying to mitigate).

Separately, we will be installing mini-splits for A/C. And if we do go the radiator route, we will still likely install heated floors in the bathroom.

Personally I think you need to feel the heat of the different systems to know your preference because they really are different in weird ways. Our Facility has every type of Heat in it because of course our Owner changed his opinion on the best style of heat six different times, but it is neat because you really do notice the differences.

Sherita, when you say the floors on unsalvageable, do you have any pine subfloor material you will be getting rid of? I’d love to get my hands on a few hundred square feet for repairs. It would be much appreciated.

I too would go for hot water radiators and mini split cooling, with unobtrusively hidden units so only the vents are visible. (And, although you didn’t ask, but since you are doing a gut, no down lights or exposed brick.)

I’m with jjq and Master Plumber on this one. I’m not a fan of splits – too many people complaining about it when it super cold but if you insulate it may work more efficiently for you.

The unico is a high velocity ducted system. Generally this technology is becoming obsolete because the fan must work much harder to blow air through the small ducts so it cannot meet the latest efficiency requirements, which are met with fans that move a lot of air a low velocity in larger ducts. Another drawback is they tend to be noisier, although proponents would say if installed correctly the won’t be, so who knows.

I think the current up to date choice for AC would be a horizontal ducted mini-split system, where refrigerant is transported by copper lines to blowers hidden in the wall or ceiling such as above a closet, with a vent only visible, so no bulky unit visible on the wall. This can provide heat as well as cooling if engineered for enough capacity. However, some folks would state that the mini-split heat is not as comfortable as radiator heat because the air is blown by a fan, and is often cooler than body temperature. ie air supplied at 90 degrees would feel like a cool breeze on your body, although it is sufficient to heat the home up to 72+ degrees. Thi s disadvantage would likely apply to the unico as well, unless powered by a gas furnace, in which case it might offer slightly warmer air.

Depending on the budget, and the current plumbing, I’d do mini spits for AC, and possibly hot water radiators for heat.

Hopefully you do ducted mini-splits and hide the ducting nicely — there _are_ ways to do it tastefully without having soffits all over the place. For heating, hot water or steam radiators will look nice in most rooms, and perhaps save radiant flooring for the tiled rooms?

If it’s all going to be opened up, why not do a UNICO mini duct system for the AC instead of those unsightly mini-splits? I love mine.
