Stair Repair Needed
Hi all!
I am pretty far along in a townhouse renovation and wondering if anyone has a stair repair professional recommendation. We love the look of the original staircase/railing and it was one of the only historic pieces of the home we could save. However, over the course of the renovation, the stair’s structural integrity has deteriorated and the stairs are now wobbly/tilted. I am hoping to find a stair “doctor”, who can assess the issue and either fix the existing stairs or replace them. Any recommendations/advice would be greatly appreciated. Thank you!

No doubt you are right. It is a shame so many houses in Brooklyn were built with steep, narrow staircases! Our house in Ithaca, built in in the late 1870s, has its original staircase, which meets current NYC code as far as rise and run are concerned. Very comfortable! You are perhaps too young for this to be an issue.

Ithaca, repairing an existing historical staircase so it looks like it has always been there is a different project than building a new staircase to current code.

We used Soxco. The stairs he did for us have held up well.

In our renovation we replaced the stairs (too steep and narrow) by new ones. Of course that required structural work and DOB approval. The company that provided the new stairs was was NJ Quality Construction. The stairs (white oak) are beautiful, the price was less than a bid from Brooklyn companies, and our GC was pleased with how responsive they were. I don’t know whether they do repairs.

If the stair is separating from the wall, creaking, tilting, treads coming up or threatening to, etc., the repair needed will depend on the situation but typically the fix is to keep the railings, banister, and newel posts in place where they are and to replace the treads and risers only. I know from experience it is possible to match the old wood fairly well and to match the stain and finish. (Though it is tricky and challenging because you must match species, cut, and quality. Plus old growth grain is different from new-growth grain. Wood comes in grades, which designates the quality, such as amount of knots, variation of grain, etc.) If the new treads and risers do not match as well as you hoped, some options may be to carpet a portion of the stairs or to paint the treads and risers.

We used NY Wood Stairs (https://nywoodstairs.com/) last year to repair the staircase in our 1901 house and were very happy overall. There was some patch work that did not 100% match but it was pretty close — and much better than the two GC quotes we got to build entirely new stairs.

There are a number of woodworkers in Brooklyn who specialize in repairing historic stairs. You need a specialist. Alas, I cannot recommend people because I work for Brownstoner. We recently had the treads and risers on one flight replaced and they did a great job. If you have yours replaced, I recommend separately hiring an expert floor refinisher to do the finishing to give you the best looking and most durable finish. They used an oil stain for the color and Bona poly, and the fumes were not as bad as I had feared. This was in the summer months.
