Sprinkler required

Hi all – apologies if I already posted this. I am not sure I did it correctly (my first time using the forum!)

We are going from a 4-family to a 3-family, so no change in use and not required, as we understand it, to change our 4-family C of O. We are doing a modest renovation of the top floor apartment to start, and then after that is done, will do a renovation of the bottom duplex. The middle floor apartment will remain the same. We have a fire escape and live on a very wide-street block – I think more than 38 feet curb to curb (3rd between 6th and 7th Aves.) Will we likely need to put a sprinkler in? And if so, can it be just in the hallways?

I stand corrected I paid 20k plus the additional cost for an engineer to draw up plans. The cost can get crazy.

refurbishing my existing sprinkler system cost way more than 10k and I already had the 2.5″ main and all infrastructure in the basement. my understanding is that installing an entire new sprinkler system over a whole house this size of mine (2 family, 4 story, 20′ x 35′ house so not big) can easily run over 50k.

Change your C of O and join me in the club of platinum property tax payers. It’s an elusive group of people who had no choice but to apply for permits or were stupid enough to do so. Plus a couple of others who changed their C of O frivolously because it seemed like a smart idea at the time.

And yes, you will most likely need sprinklers and a 2hr fire rated hallway assembly.

I’m following this because I recently finished renovations. The DOB is very tough to deal with. If your going from 4 to 3 units that’s a change to the CofO. They will inforce very code in the book. Please seek professional advice.

You may want to see if a higher fire rated hallway is an alternative to a sprinkler system. A few years ago a friend added units and was able to meet fire requirements by finishing the hallway with a double thickness of sheetrock, rather than installing sprinklers. I don’t know the details – but under some circumstances that might be an option.

The cost thing was introduced to reduce the burden on the owner. If your construction budget is less than 60% of the value of the house (which is not exactly the DOF assessment) then you may not need to add sprinklers and incur the disproportionate cost.

Thanks. We heard that about sprinklers but couldn’t believe that it would depend on cost. What does that have to do with fire safety?

In the new code, it may be more dependent upon your construction budget relative to the Dept of Finance value of the building. If you do have to sprinkler, it will need to be the whole building, not just the hall.
