Sprinkler Compliance

My 2 family house has a sprinkler system and apparently there is something I need to do on a monthly basis required by law. The sprinkler system is S-12 or S-11 or S-13 (not sure). My plumber tells me I need to get a certification exam and then need to do monthly checks of the system. I am super confused about this and this requirement seems super onerous to me. Anyone can give me a low down? Can I pay someone to do that? is it a really monthly thing? I looked into certification, it’s no joke. I can’t believe as a homeowner I need to do that. Any pointers will be appreciated.

I no longer own the house but I was in a 2 family for almost 5 years and never once did any sprinkler inspection other than the one to close out our permits. oops.

you can get either certificate. one is residential and the other is city wide (for someone employed checking these with a company). i once held a city wide even though i was employed in a specific building.

yes, you can pay someone to do it. i posted the name of a company on here a week or so back in response to someone else’s query.

why not just go get the cert. the study materials are on line on the FDNY website. select the menu bar that says “bereau of fire prevention”. the study materials are like 6 pages of pretty basic stuff. the test is now done on a computer at 9 metro tech center. multiple choice. you can be in and out of there in like 45 minutes or less. i have not done this in years so i am not sure how much it costs. i think it was like $25 twenty something years ago. renewals are handled by mail and used to cost $5.00.

what they will want you do do it basically this: ensure you have 6 extra sprinkler heads in your building and a wrench and that the OS&Y valve for the system is chained open (or monitored electrically). yes, 30 day inspection. sign and date a sheet and put cert number. we made our own and kept hanging on the OSY valve in case an inspector came when i was not around..

in the post a week ago i posted the specific fire code that applies to this sort of thing.

this is easy.

the good thing i think about paying someone is you have an established relationship with a firm if you need a sprinkler contractor.
