Smells emanating through shared walls with neighbors

Our neighbors appear to smoke inside their home as the smell of smoke emanates into our home and the home of our tenant downstairs. I’m wondering if there is an “opening” as the smell is very localized and most strong in one of our bathrooms (perhaps through some vent/piping?). For our tenants the smell is very localized in the area when walking down the staircase leading to the basement: essentially the walls of the garden level give way to the bare brick of the basement (hard to describe).

My question is, has anyone else had experience with smells through a shared wall? Are there certain vents/holes more or less susceptible to “smell leakage” for lack of a better term? Is there a few troubleshooting fixes I can try to see if it gets rid of the smoke smell? I assume there is no way I can get my neighbors to not smoke indoors. Thanks in advance for any advice

I have neighbors who cook some savory stuff and vent their oven through the chimney from the garden level up. When I gutted my house I left exposed brick party walls. The smell was coming through the walls. This got very annoying over time. Proceeded to frame out a wall use double layer of Roxul and use 3/4″ drywall. That helped a lot. Not going to lie. I can still smell sometimes but nowhere near what I was dealing with. Good luck.
