Curious…
Can we place a window opening on a narrow court if there are other “Legal” windows in the room that open out directly to a 30′ backyard meeting the code requirement for natural light and air?

Thank you so much for your help.
We have a 16.76′ x 45′ brownstone on a 16.67′ x 100 lot. we wish to extend the first two levels (Garden and Parlor floor) utilizing the available 333.4 FAR.
We would like to have side windows on the parlor floor extension but are not sure how narrow that level would have to be to accommodate side windows, as we are unsure about the minimum distance the windows/wall would have to be from the property line.
If I understand the above seems that we would need to maintain an 8′ distance from the property line?
proposal:
Garden Level: 16.67 x 13
Parlor floor: 8.67 x 13

In R6B it’s not necessarily the distance from the window to the side lot line, it may be more about the distance from the wall the window is in. You need to have an 8′ side yard for the building to be compliant. Anything less, and you have an “outer court” or a “narrow outer court”. If the court is deeper than it is wide, it’s a narrow court, in which case the window onto that court may not be able to be used as a “legal” window, meaning it would not count towards the code requirement for natural light and air.
I realize this may not answer your question, but perhaps it would be easier if you describe the specific details of your situation and what you want to do, so we can see which sections of the code apply to you.
