Should I put a dishwasher into a rental unit?

We are buying a house with a top floor rental unit and will need to redo the kitchen. Wondering if we should put a dishwasher in – is this an expected amenity, or a probable headache? Have not been in the rental market for a long time, so I don’t know what’s standard anymore. House is in Windsor Terrace, and rent on the apartment will be somewhere around $2700 – it’s a 2.5 BR/1 bath, 800 sq ft.

I always give dishwasher and washer/dryer (in building if not apartment) and charge more.

For that price point a dishwasher and washer dryer should be expected. Though a washer dryer is better amenity than a dishwasher. Who in their right mind would willing pay close to 3K a month and still have to schlep their clothing on a weekly basis to a community laundry mat.

Think of it this way. There is no reason for tenants to leave dirty dishes in the sink for roaches if there is a dishwasher. Dishwashers are cheap and easy to install too!

In my experience as a broker it would rent either way, but providing a D/W will move it quicker. More and more of my clients ask about or expect dishwashers. I’ve received feedback on my listings that don’t have a D/W. “I love the apt and/or location, but no D/W is a deal breaker. ” I think it’s a good way to add value to your rental. If you can work it into your budget do it!

I dont know. I think you should talk to a broker and see what the market can bear. The key question is whats the difference in rental between an apartment with DW and/or W/D and without. I rent a studio in Carroll Gardens for $2100 and we provide neither. Not sure we could get $2200 or more with extra amenities.

At that price point, both a dw and a wd are expected. But if i had to choose one, it would be wd although a dw is a cheaper and easier option

This is an interesting perspective, but my gut tells me otherwise. A dishwasher at a $2,700 price point is expected and I would think it foolish to renovate a kitchen and not include one. A washer/dryer OTOH is an unexpected perk, but tenants at this price point would expect to need to use basement laundry or go to a laundromat.

Yeah studies have shown that dishwashers use less water than washing by hand; in some cases, much less. Of course more electricity than otherwise. But it seems a win-win. It’s not like you’ll get a big rent bump from that alone, but renters want them these days.

Definitely do it. And not the dinky little 18″ units, get a full size one. More attractive to prospective tenants, you charge a little more and actually save a bit on the water bill.

I don’t wash dishes by hand since 1970 – and that was before I was even born.
Put some effort in and you will get better tenants. Remember – you’ll probably see them a couple of times per week
