Selling House -- Wait until Spring?

14 years in and I’m ready to sell my 3 family house in Greenwood Heights. I thought I would wait until spring, but after making the decision, I really want out now. I would just like to move on with my life. One of the best features of the house is the huge back yard. I do have high quality tenants in place with leases expiring in June. Any thoughts on whether I should wait, or why I might as well go ahead now?

Houses that are in reasonably good condition and priced as such sell all cash around there in days or weeks. That’s a broad statement, but a priced based reasonably on comps would get swept up. Our friend has been in market for 2 years and gets outbid every time, even going over ask. The only houses I’ve seen linger in south slope anyway are ones that have never been upgraded and are priced as if they aren’t, for whatever reason.

I (owner) live in the owner’s ground floor unit garden unit and can provide that, or rent it back until spring if a buyer prefers.

Prices are insane but do you live in a portion of the house or elsewhere and the house if fully occupied. In this market you may find folks who will wait if the house is an excellent specimen. If you wait until Spring the Fed may hike interest rates and prices may drop. I think you should speak with the realtor recommended and then your family to gage the best next steps. Good luck.

Do you live in the house? Or can you deliver an apartment vacant now for an owner occupant?
To get the best price you need to be able to show reasonably easily & deliver an apartment for an owner occupant in order to get a mortgage.
If that means waiting until the Spring to put it on the market, for a closing June / July to deliver it vacant; do it. The difference in price can be quite considerable.
