Screened-in back yard deck options and costs?
I’ve researched sun/screen room extensions and prefab screen houses in my quest to have a respite from the unstoppable Brooklyn mosquitoes. How about a screened-in back deck? I haven’t much evidence of them existing, but it seems like a relatively low-cost possibility.
I live on the first floor of a 19′-wide, 3-unit building that I own on a deep lot. Currently there are three steps down to the yard from my bedroom. The yard has a layer of concrete that I’d hope to be building on top of (deeper in the yard are areas with dirt, half-dead grass, and plants). There is currently a dryer exhaust under the the rear steps and a mostly-shut opening but no window that leads to the mech room.
Is something like this possible and, if so, what kind of costs would I be looking at? I’ve seen recommendations here for Lopopolo and Sketch & Hammer. Anyone else I should be looking at to build this? And would I have to file? I know most folks with decks build to code but don’t bother filing.
Thanks!

Are there building regulations for a stand-alone, but permanent (screened-in) deck like there are with attached decks or additions such as distance from neighbors or building materials? Anyone have an idea what something like that would cost?

Bob Marvin is right about NYFD permitting the use of propane gas grills on decks in back yards if you are a legal 1-2 Family CO, but not if you are a 3-Family/Multiple Dwelling.

Zoddie, have you ever seen a shed in a back yard? Backyard sheds are everywhere in Brooklyn. What you’re wondering about is basically the same thing, except with screened walls instead of wood ones, like a screened in gazebo. Just don’t connect it to your house (similar to a backyard shed).

AFAIK it’s NOT illegal, but I think it IS illegal to transport the filled propane tank through your house. Not a problem unless you have a row house and widely ignored. MANY of my neighbors (with attached row houses) have propane grills. Me, I don’t care–I like my Weber kettle charcoal grill and would never use propane when I have any other option.

@bobmarvin and @carriagehouse99: We are trying to decide whether to let our tenants have a grill on their deck (which is right above our bedroom). We have a two-family brownstone. Where did you see that it’s illegal to have a propane grill in one’s backyard? It’ll help with our research.

Oy. Why is life in NYC so difficult? I have a little screen house that pops up in a few minutes – I was just hoping for something that was a bit less of a pain and something a bit bigger. I guess that explains why I haven’t seen any screened-in decks in Brooklyn. What I hoped would be a $5k deck + screens now sounds like a $150k addition.
How about a permanent screen-enclosed deck that isn’t attached to the house? I can try to sprint outside before the mosquitoes converge on me…though I don’t recall ever seeing anything like that in Brooklyn, either.

Whatever you want to build, just keep it reasonably sized and don’t connect it to your house and you’re fine.

I think the reason for the technical illegality of a portable gas grill is that you can’t bring the propane tank through the house. Thankfully that’s not really enforced (although you’d be in deep legal sh*t if your propane tank were to explode–not especially relevant, since you’d also be dead). I somehow doubt that there’s anything illegal about setting up what’s basically a tent for temporary, non-commercial use.

It would be great if a pop-up screened-in enclosure–4 walls & a room–did not require a DOB inspection subsequently an approval but I doubt it as one cannot even use a portable gas grill in the back yard legally.

Portables like the above mentioned are good for when you have parked your RV or Trailer for a few days. They pop-up fast. Can’t be used as additions to decks or porches attached to your urban brownstone….maybe if you live in Nevada off the grid.

Be careful. I’ll vouch for Sketch & Hammer and Lopopolo to execute the wood & iron components of parlor floor & roof decks but to add what the DOB sees as 4 walls and a ceiling needs to be examined as far as the changing of your room count re’ your C of O. Best to research Certificates of Occupancy with NYC . gov-Of course you have to file.
