Roofing methods

Looking for recommendations & peoples experiences with a new roof for my flat roof old house. We’ve used the tar method for decent repairs but its time for a new roof. Considering the rubber membrane method & just learning about PVC/TPO – so anyone’s recos or opinions greatly welcomed…

i’d listen to urbandad as well. he has been doing this stuff half the time some of us on here have and knows twice as much as we do. to know all that, he must be a real genius, a mensa.

that said, i do not know that much about roofing materials. i have done these patches i talk about and have been involved in projects but do not spend time studying roofing. its above my head.

I’d listen to Urbandad – he definitely knows more than I do.

At the risk of Steve going crazy, I’m going to say the same thing as janedrew. A bitumen roof will last anywhere from 10 to 30 years, and is much cheaper than other roof types. It also tends to be less likely to suffer accidently puncture damage, and probably easier to repair if that happens.

After researching everything I sort of settled back on modified bitumen. I did make some notes for myself on PVC/TPO which are below which may be helpful.

PVC and EPDM typically go 1-2 in terms of popularity. The glued-together seams of EPDM are not anywhere as strong as the PVC. Strong and durable, featuring a minimum breaking point of 300 pounds per inch compared to the industry recommended 200 PPI.

PVC is more flexible than TPO is and so far has shown that it can have a longer lifespan due to its strength and durability. Improperly welded seams are one of the biggest issues with PVC installations.

TPO has a big shrinkage problem over time. TPO system is cheaper than PVC by about 15-20 TPO to last about 15 years. Most PVC roofs easily last 20-35 years.
Seams susceptible to water infiltration Because TPO is a newer product, it hasn’t been time-tested over many decades
