ROOF REPAIRS

I posted a few months ago about this problem. I’m including photos this time for clarification. I need to hire someone to repair the top roof/gutter area where the roof meets the rear wall. I had a pest company come a few months ago to install heavy duty wire mesh in the open cavities (i heard a critter up there once). I now need someone to finish the job : close the openings completely, ensuring it is weather tight.
Would be nice if they could also assess general condition of roof and chimneys. There is a loosening of the plaster ceiling in the rear corner of the middle (parlor) floor. Not sure if it might be related to this roof issue……..Recommendations?

The first thing to look at with the roof is, do I need a new roof? If the roof is less than 10 years old, you should not, and in fact it should be under warranty. Getting close to 20, maybe, depending on the type of roof and other factors. 30+years old? Definitely worth having someone take a look. A new roof ply might cost 6-8k, and a tear off roof job might run around 20k. Premier is a great choice for roofs, but there are plenty of others. I’d have them take a look and see if they can identify the problem, and assess the general condition of your roof.

Sometimes an isolated problem causes a leak, but other times leaks are just a sign that the seams in the roof are past their expiration date. In the latter case, you can patch them up, but you’ll just have the same problem again in few month when a new area degrades.
