roof insulation: "blown-in" vs. panels

Hi Brownstoners- We’re getting solar panels, and though Brooklyn Solar Works said the roof was good enough for them, it’s apparently 30 years old and we’re thinking better to give it a top-up now before the panels are installed since there’s an area on the entension below that needs to be repaired and the roofer will be out anyway. We also want to insulate the roof and while the roofer suggested blowing in insulation (he didn’t say with what) the contractor and architect are suggesting 4 x 8 flat panels of insulation and then another layer of tar paper (membrane?) on top. Any opinions on this? And idea of cost difference? Thanks!

Let me add my recommendation that you go with panels for insulation over blown in material. Also, I would recommend that if its in your budget, you replace your 30 year old roof now, while you have the chance. Another layer of tar and paper is not going to give you much.

We had our roof repaired as part of a renovation about 20 years ago. That work included insulation blown into the cockloft and a new layer of tar paper. A few year ago, after multiple leaks, we decided to do a complete roof replacement. The roofer stripped all of the tar and paper (that was so thick in some places – 7″ – it was causing the roof to sag) and replaced it with two layers of board over new plywood. He then installed a thermoplastic roof above the board.

Following the installation of the new roof, another contractor vacuumed out almost all of the old blow-in insulation, much of which was wet, smelly, and probably moldy, too.

Like others have said, you should not insulate above and below the roof.

We could not be happier with the new roof and insulation method. Over the las t winter, when I checked the roof, we were the only house on the block with a coating of snow on the roof. Everyone else’s snow had melted bc of escaping heat through the roof.

Try fort-cica roofing in the Bronx (they come to Brooklyn too). They did under membrane insulation when we did our roof recently. Prices were fair, not cheap. They were very very neat and prompt. No leaks so far and they say they are happy to come back and assist with solar panels or needed roof penetrations down the line if necessary to maintain the warranty.

If it is 30, it is old. Wait and see if anyone mentions someone who works with that kind of insulation and try them. I might be able to get a name from someone later this week. But i cannot call him and start asking questions. See if eagle i mention is still around and does res.

Does anyone have a reco for a roofer that can do this? Hopefully it’s more common these days than when Dean Collins did it 8 years ago?

As for the condition of the roof the inspector said he thought it looked good and was maybe 10-12 years old. Brooklyn Solar works just said it was good enough for them to put on the panels and guarantee their work for 30 years. A roofer reco’d by a friend in the neighborhood came over and said he had done the roof 30 years ago, that it looked great, but that just simply bc it was old it should have another layer before the solar panels were to be installed.

So considering what dean collins is saying and my experience, i suspect the panels are more a commercial thing. Eagle roofing is someone i once got a quote from to do a job in manhattan using foam panels.

We had 4″ insulation panels installed on our roof at 135 Henry…..before a new membrane was installed (about 8+ years ago??) can not recommend it enough.

Apart from it took forever to find a roofer who knew what they were doing/had used this product before (everyone wanted to install intra rafter material eg batts or blow in loose material-however i knew the benefits of external “above rafter insulation” from living overseas which is why i wanted that style) i highly reccomend it.

This with the addition we have cross ventilation (eg windows facing both east and west) means that we rarely have to run our AC….maybe 10-20 days a year at most…..compared to the noise and racket from our neighbors……i think this was a good choice to make.

Ok, i have a neighbor who came to me looking for a roofer. He has solar. I went to a roofer i am friends with (i do not recommend him on this board for a variety of reasons). I told the roofer my neighbor has solar. He said “i will not touch anything with solar on it”.

Also, if you are new to this house and the roof was painted just before you bought the house, it might simply “look” good. That paint can hide uv worn membrane and other damage or someone can spot treat damage and cover it with paint. I am saying this to you because you seem to know what you have to do – don’t waiver on this, go with your gut.

I am not a roofer. I have inspected, maintained, patched, and sourced and managed large scale roofing projects since 1990. Before college and as early as 1980, i used to work for a company who did roofing and i sold roofing jobs to homeowners.

Yeah – we’re in this funny space of the roof is looking really good, BUT it’s 30(?) years old. We’re getting solar installed so don’t want to deal with a roof issue 10 years from now and are trying to prevent future problems. All that and nothing seems to currently be insulated.

It seems to me that rigid foam makes the most sense if you’re also having a new roof installed and blown in insulation is the w way to go if you don’t need a new roof.

I did blown in my house many years ago and no issues. If I remember correct, it was also less expensive!

Definitely add the rigid insulation. This will be continuous and much more effective since it is not interrupted by framing like the blown-in insulation.
