roof deck building requirements

I am trying to research what are the rules for building a roof deck . My contractor mentioned that I can not use the common walls – three brick wall that separate our brownstone from the neighbors. We are in the middle of the block and more to the point one of the neighboring building’s roof is 3 feet lower than our’s. I had an offer to put a metal cover over the sticking part of the walls and attach my deck structure to my half of this “metal coverage”. I definitely would prefer not to put the deck directly on the roof. Neighbors have that done and their wooden deck foundation is clearly rotten by now and I have no idea in what condition is the roof underneath it.

If any one knows how do it or engineer who could plan it – I would greatly appreciate the help, since I am clearly out of my depth here

Are there any codes or regulations for rooftop trees? They are quite plentiful these days and when there is heavy wind I often wonder if one will come toppling down and kill someone. Please advise. Thank you!

Thank you! It does look like a project that will require proper preparation, research and good people to build it after all. I would say it is a 2017 project and first I need to do a lot of reading! Meanwhile I am always welcome at the community gardeb 🙂

If you’re out of compliance and a guest gets hurt, you can get sued. If any one complains about your deck(a neighbor), DOB will tell you to tear it down and possible fines (if it’s without permits and not to code).
Best to use ibeams from parapet wall to other parapet wall. Alleviates additional load factor. Build flooring Over ibeams, use non combustible materials and allow proper water drainage. Roof must be able to be serviced.

The roof deck needs a permit and must be filed with DOB. Landmarks approval is also needed if applicable. Structure wise the best is to have steel beams span from party wall to party wall with deck on top. It’s possible to build on the roof itself as well but the roof should be reinforced for the additional load and the detailing of the deck framing becomes more complicated. Wood structure/framing is not possible, Class A wood decking is OK.
