roof and parapet inspection

I wrote Steve Cymbalsky of Brownstone Home Inspection about a parapet inspection. He persuaded me to go in for a roof and parapet inspection. I didn’t think we needed the roof part – we had substantial roof work down three years ago – but I was wrong. Steve pointed out numerous places where the roof needs our attention, and described just what we should do to keep it in good shape.
As a bonus, he described how we might fix a sticking pocket door ! And he pointed out places in both the front and back walls where we need to take steps to prevent larger problems in the future. Thanks, Steve.

i will add this, everything i pointed out to Ithaca she and her husband can do on their own. keep in mind, a lot of the roofers out there have no formal training in roofing and some have never even worked for a trained roofer themselves. in this sort of environment, homeowners would be better off learning a few things from me and maintaining their rooves themselves. i will coach you. you will never need me again.

in commercial real estate, regular roof inspections are carried out. monthly. The idea is to catch the problems before water drips onto the CEO’s desk. if it does, the building management has failed.

I spent enough time with op explaining what i was looking at and what they can do prevent issues in the next couple of years that her and her husband should be able to inspect their roof on their own and never have to call me again.

As with all of my customers, now that they have brought me to their property and given me that one paying job, in the event something comes up on that roof that they do not understand, they will be able to send me a photo of it and we will talk about it on the phone.

in op’s case i found several things that would soon be causing problems if not already.
