Rewiring house

How long was the process of rewiring your house? How many floors? Did they break holes and snake the wiring or break the walls from top to bottom to run the wiring?

Unfortunately he was Ukrainian and is long gone.

My electric and plumbing were done 10 years ago.

Did you scope out the panel pix….?

When I return I’ll dig up the drawings we/did which outlined all three floors. They might give someone some insight.

I should mention… the guy who did my house was a MACHINE!

A once in a life time find.

His work was really an art form… take a look at my breaker box, see pix below.

He arrived at 6am and worked straight through til 10pm, no lunch or dinner break…for two solid weekends.

But the most amazing thing was… he basically used five or six tools for the whole job.

BX cable cutter/stripper, reversible head hand screwdriver, battery screw gun, battery sawzall, needle nose & regular pliers and fish tape.

BEFORE he started we sat down for 4 hours and planed every outlet, light switch, direct wire (OD water heaters, clothes washer & dryer, wine fridge, bath fans, track lights, 2/3way light switch, deck outlets, cabinet lights) on paper and walked brought the house and physically marked everything on masking tape labels.

I should also mention I had a different firm come in and upgrade my service and it took two guys ALL DAY to install two new primary panels 5 feet from t he meters and sub panels on each floor.

So I’ve had &e best and worst of electrical worlds.

Ours took three weeks for three floors plus a cellar. They worked around existing features, made some medium-sized holes, snaked via closets, and so on.

Sorry, one last thing on this……

If you are gonna think about on demand water heater, pull at least another 100 amps to be breaker box near the heater.

All the new ELECTRIC OD water heaters operate at at least 100plus amps at 240volts.

However….

Doing electric OD water will allow you to work around the issues associated with venting of a GAS OD water heater if you are in a row house…..

Not “replanted” but replaster above (iPad wants to change everything I write)

Two more items:

LED lights can actually be installed by the low voltage guy… But identify where you might put accent LEDs, (say in kitchen cabinets or under bookshelves) and have the electrician run the correct low voltage AWG cable.

Don’t be tempted to use old duct runs for cables (or heat pump pipes, etc) This may be the quickest route from floor to floor.. but will likely be in inappropriate termination areas for switches and plugs… RECHASE, and REPLASTER vertically.

The guy I used did a three story in two weekends — ALONE — all by himself!

He did not replanted the areas he chased, which were few because he had access to all floors through cocks loft and basement.

Handful of things to REMEMBER:

1) make sure your guy puts in double j-boxes at ALL box points (both outlets and switches) and cover with proper depth and windowed mud-rings…. The minor extra cost is worthwhile when in the future you need to add a light switch or outlet

2) Buy the premium outlets and switches… both Leviton and loutron (sic?) offer low end $3 switches and outlets and $10 (or so) versions of the same functionality. Down the road you WILL replace all the cheap-o paddle switches and outlets. Take it from experience.

3) Put a breaker box on each floor. Don’t be tempted to run “home runs” directly to the main box. If you ever need to reconfigure your property this electrical break out layout will make it easier than running new boxes and wire to different meters.

4) Run one 240volt run to each bedroom. Aircons and increasingly window type heat options (new s tyle heat pumps which fit in windows, and add supplemental heat) will be options without running a new circuit.

5) if you are doing low voltage— cameras, music system, hdmi, etc— Have the same guy run these wires through the same chases.
