Restrictive declaration for 3 fixture bathroom in cellar
This question has been asked on here before but never answered. I’m hoping someone who asked it might now have the answer!
The DOB have requested we file a restrictive declaration to have a 3 fixture bathroom in our cellar. We have been told we need a lawyer to draft this. Is this correct? Does anyone have a recommendation for someone who could do this? An architect who quoted for the renovation (but we didn’t end up going with) suggested it would cost $450 to get a restrictive declaration. I’ve just had a quote from a lawyer our current architect knows (but hasn’t used for this before) for $2500. This feels extremely high for what must be standardised wording.

$450 is what our person has done it for in the past, so I’m wondering if the other guy was me…

$2,500 is high.
It will be filed against the title to the property, so a title company does need to be able to insure it. But that said $2,500 is making a mountain out of a mole hill.
