Replacing unit door in small condo building

Hi, I live in a 2 unit condo in a converted single family in Carroll Gardens.

I’m trying to figure out which type of replacement door I need for my unit, I think there’s code / fire standards involved and have no idea where to start.

The building’s exterior door is a suburban-type “normal” door that opens on small entry area, which the units open off of. The units have some sort of commercial grade door with a high security mortise-style commercial lock.

I’m trying to replace my regular lock with a commerical grade Yale mortise smart lock. The drill holes on the current door don’t line up with new lock–there’d be visible holes to patch, the new handle would fit weird, etc. So I need a new door.

Is there any particular type of door I need? Who would know, do I need to speak to just a contractor, or is this a building permiter type thing? I want to make sure I get the right thing both for personal security, and also so it’s not an issue at resale etc.

Happy to use a pro to do this, just not sure where to start.

And yes. I am a locksmith but that came later. I am a woodworker first and only learned how to retrofit things as a result of restoring wood doors.

What kind of material is the door made of

And

What kind of lock is currently there. These are the current locks we use: mortise, which is on the entry door and cylindrical which is what a modern yale smart lock fits.

We do not change doors to fit locks.
