Replacing my Windows

I’m going to be replacing most, if not all, of my brownstone’s windows (the existing ones are almost all leaky and broken), and while I know what I want in terms of style, I have no idea what to look for in terms of quality or options beyond that, thickness, Low-e, etc. There are many window makers all over the city, I have no idea who is quality and who isn’t, or even what that means.

I am working with a good contractor costs wise, but not getting a ton of actionable advice from him. Anyone have some learnings to share from your own experiences?

Do you live in a converted factory? I can’t think of a building with windows and ceiling heights you describe in Brooklyn Heights.

To no-permitz I want to say I am not a liar. Thanks for the insult. Of course you don’t know that I have 25 foot ceilings and 19 foot windows so that most of the outdoor-facing wall space in my 100 yr+ home is glass. Switching out the 100 yr old single-paned windows in warped, rusted steel frames for state-of-the-art double-paned, UV resistant, stainless steel-framed windows was a revolution. And yes, energy bills plummeted. The efficiency of the AC cooling is astoundingly improved. I don’t expect you to apologize for accusing me of being “flat out wrong” but you, “no-permitz” were unfair and incorrect to denounce me and accuse me of lying.
Of course I cannot vouch for energy improvements people with standard 10′ ceilings and typical brownstone windows will get with new windows. But anybody who switches out pre-war single-paned glass for state-of-the-art 2X-paned with air-tight closures will immediately notice improvements in sound reduction, energy efficiency an d, if well-glazed, decreased UV damage to art and furniture.
Overall, the two smartest ways you can reduce your home’s carbon footprint are new windows and LED lights.

We just had Kolbe windows installed through Windows We Are in April & had an excellent experience. The windows are heavy, wood, very high quality. We also did brick to brick, which meant they insulated throughout which was super helpful. It definitely took like 7 months (landmark was involved, we paid for WWA to deal with that) but the noise reduction is amazing (we live on a relatively busier street with buses, garbage pick-up 3x/week, etc.) And aesthetically it makes a world of difference. Definitely spendy! But one of the more meaningful upgrades we’ve done.

If you are in the market for wood windows, you’ll doubtless be comparing the three major brands: Marvin, Andersen and Pella. That’s the order I rank them in. We replaced our windows in stages and have all 3 in the house. The Marvins are massively superior in appearance and performance. They are solid (heavy, even) and air tight. We did brick mold to brick mold which is much more expensive but greatly extends the life of the windows and allows the installers to insulate all around the opening. It’s key because if the old frames shift out of alignment (due to age, weather etc), your new windows will suffer the consequences. The Andersens were insert replacements only but are holding up well 20 years later. The Pellas are rubbish: too lightweight, shabby hardware, and no longer close properly (a nightmare in winter). There are other brands of course (Kolbe, Jeld-Wen, Lincoln, Loewen) but I’m not familiar with them. Needless to say, Marvins are expensive. Very important: use a professional window installer, not your GC or carpenter, to install your new windows.

Heightsgal, I think you are exaggerating or flat out wrong about most of your statements. There is no way, unless you didn’t have windows at all that you would save 50%.

I cannot comment too much here as the installer I once worked for knew a lot about and installed vinyl and in my house here in queens, I installed vinyl. vinyl would not be my first choice in period houses or houses that have a lot of potential. I will add this though: consider something with thicker sashes/panes. this is why I say this, I did thin here and of course the windows are double glazed. but after having them for a while, I regretted not getting triple pane glazing on the front of the house (to block noise) and had I gotten thicker windows/sashes, I would have been able to add the triple pain glass later (and it is so simple to change them I would have done it myself). make that consideration now, even if you do not go for triple pane so you have some flexibility later. ask them as you order them if the sashes offer enough thickness for triple pane glazing. I am not sure what that thickness would be I just know that if the glass is too close together in a glazed unit, it will create a reflection of light between the panes (“newton’s ring”).

FWIW, we also replaced our windows, using Champion steel not vinyl, and it made little difference to energy, etc. — even though the previous replacement windows didn’t actually close! It did help with noise but not dramatically. Also the installer forgot to caulk and didn’t do a great job with flashing and we have leaks, which we never had before. That has caused mold. They came back to do the flashing they forgot and that helped a great deal but there is still a small leak and we continue to have mold. Also FYI our house is not insulated. Maybe windows would make a huge difference if the rest of the house is insulated.

I replaced all of mine a few months ago and it’s utterly transformed my life. I no longer worry about leaks, storms, over-heating in summer, losing heat in winter, protecting my art and furniture from UV. My tips:
1.) go for stainless steel. Yes, it costs more, but you will never see rust and they last forever.
2.) If you enjoy the views outside your windows reconsider black frames. They are very distracting. I ended up with a slate-colored finish on my frames, and they visually disappear into the sky. Landmarks will require that the outside frame color match the original, but you can do anything you want on the inside.
2.) Go for double-paned with suction closure. And 60% UV filtering glaze work. I no longer hear sirens, helicopters, etc., and solar impact on my home is greatly reduced. If you go for suction closure, your home will retain heat in winter and AC efficiency in summer.
3.) If you have especially large parlor windows they may want to glaze on site. Mine were. It sounds awful, but it’s really no bog deal.
4.) Hire a contractor to do all the internal finish work after window installation. You will need plastering and painting. Might as well plan on painting all your walls, or at least all the wondowed ones. So it’s also a good time to consider color, paint and interior decorating.
5.) Lock in a price, signed and sealed. Windows are skyrocketing in cost in NY area because of the supertall construction boom, which is creating shortages of both steel and glass. Whatever price you lock in today will be a “deal” by the time the windows are in place.
6.) Assume it will take months for the windows to get made, and you will have to call the manufacturer regularly to get updates and keep pressure on. Mine arrived nearly 8 months after the alleged delivery date — again, because of the building boom, manufacturers are shoving the mega=projects to the front of the line and “forgetting” smaller ones.
7.) If you are in a landmark neighborhood you will need to get Landmarks approval for window changes. Any good contractor can handle that, but don’t assume that they have — demand the paperwork. You don’t want to spend $200,000 and then discover it’s all unapproved.
8.) If the manufacturer says it will take 3 months to make the windows, assume it’s at least 4 months (with you nagging them all the while), and consider what that means weather-wise for installation. Nobody will install windows in January-early March. Plan carefully.

Overall, it’s an enormous hassle, and cost — but I have no regrets whatsoever. It has cut my ConEd bills by 50%, I have no leaks or weather incidents any more, the noise reduction is FAR better than I had imagined — I can hear music without jacking the volume. And there is no humidity inside my home.

Are you in a Landmark district? Landmarks will dictate what style and to a point quality of windows.
If not in Landmark District although you are free to do what you want, it is still best to keep to the original architectural style.
But most important: Do not use a general contractor to install windows. Call 2 or 3 of the local window contractors to come & take a look.
