Replacing bathroom waste line on second floor

Hi, I’m considering purchasing a home via an estate sale that has a hole in the parlor level ceiling. At the inspection it was revealed that the waste line of the above bathroom is cracked. The bathrooms in the house need renovation anyway. How big of a deal is replacing this waste line? Approx cost? Thx

I like that Cate put some numbers in this thread. I’ll add my thoughts. I’d probably price up replacing the bathroom unless it’s historical or very fancy. Figure 10-25k if it’s somewhere between a rental grade and typical but not extravagant bathroom. If you’re gonna do major plumbing in there, you may as well take care of it because you’ll probably find other issues in there too.

But here’s the deal. Assuming your crack pipe is original CI, it’s not unlikely that your CI plumbing is approaching end of life. It can last 100 years, maybe 200, maybe more, but it sounds like maybe the heavily stressed areas are starting to give up the ghost. If it happened once, it’s possible the next leak is not far behind. Back in the 80s and 90s when the plumbing was only 100 years old, we could get away with patching it up, but now if I see something like that, I’d take a closer look at the rest of the plumbing to see what other skeletons might be lurking for me.

@boo I’ve done some DIY DWV and it’s not pleasant work. However it’s not trivial either. Getting everything vented and pitc hed properly in joist bays and other tight spaces requires can really require some clever thinking. Luckily molten lead is usually no longer a part of the work unless you have to unlead a hub, which I’d put the at the top of my least favorite projects. While it may not be brain surgery, I’d give credit to the guys who do a nice job. It’s a real trade, and crummy work gets done all the time.

Not a big deal if you’re also doing reno and tearing things up anyway. If you weren’t doing reno, 90% of the battle would be tearing up your nice finishes and getting them back to pristine.

Personally we’ve plumbed a whole new bathroom’s waste lines by ourselves (not in NYC, thanks DOB). It is not brain surgery. A non famous plumber told us words to live by when it comes to DWV: “crap rolls downhill and don’t bite your nails”

Not a big deal. Is it just the little bit of line under, say, the toilet? Half a day of plumbing work, maybe $600-900. Leaking shower pan? $1,200. It’ll probably cost less if you’re redoing the bathroom anyway. We replaced the main stack going all the way from the cellar to the roof (four stories total including the cellar) and it cost $12,000. Just be sure to work with a licensed plumber. If it’s a big job, your best bet is to find one that specializes in drains and does this all day long. For a big job, get bids from three if possible.
