Replacement Windows

Hi there,
Looking to replace the windows on a non-landmarked Brownstone in Bed-Stuy.
We would like wooden windows (Marvin or similar) but are unsure whether to use frame or brick-to-brick installation.
Anyone have any advice/experience or company recommendations?

I just installed Okna windows at my brownstone. The tenants and I are very happy with the results. I paid 8k for 10 windows. Price included removal of old windows, installation, and clean up. I will second Okna as a good window, a client used them for an entire detached house (30 windows) Price low, quality high. They had their own installers.

The windows were fiberex material by Anderson renewal. Also on another note I was also told they would have to remove and put back the bars on my windows. I don’t remember bars being removed when my windows were replaced before even though it was more than 30 years ago.

live in historic Ridgewood home. replaced 15 windows for under $8000 – got Okna windows (company in Pennsylvania, lifetime guarantee) – Okna 500 series for basement and OKNA 800 series for apartments – they are vinyl windows, got the upgrade for metal hardware, they have hard foam built into window frame – really nice windows. Aluminum/metal windows conduct cold equivalent to 14,000 BTUs while vinyl 1.8! Have had them for 4 years on another house we own and tenants are very happy – no drafts, good soundproofing.

$35,000 for 15 custom sized windows installed sounds like a good price to me.
If you are in a landmark block it will cost more, make sure whoever you choose has worked on landmark buildings and will get the permit. Or that will end up costing you 3 times as much.

Sierra Pacific prices alongside Pella Architectural, Andersen A Series, and is the only one to be a fully extruded aluminum clad window. [2604 standard finish]

Brick to brick, definitely.
Check out Hurd windows — they have a nice aluminum clad wood and the price point is better than the big names (at least when I priced them out)

Agree with Peter. If the wood is rotted there really isn’t a choice but to do a full replacement.

Clad Windows are great, but all wood Windows are timeless offering true authenticity.
All Wood Windows have a upside that they can be repainted when needed, or just to refresh the house with a change of color.
Clad will last a good 15-20+years with a 2604, 2605 finish, but will fade over time.
2603 coating (Pellas standard option) is around 10 years.

Marvin,
You guys only offer a primed exterior Hense the prime wood category.
A little class action put an end to the painted finishes awhile back.

If the existing windows jambs are rotted, then go for a complete brick to brick replacement. I would strongly urge you to consider a wood window that’s clad on the exterior which is very low maintenance.

Hi,
Brick to brick is definitely the way to go assuming the budget is there.
Everything gets ripped out to allow a clean install.
Exterior gets new brickmould, and a caulk line.
Interior has the existing casings reapplied, or replacments built .

Frame is the quicker and less expensive option.
New windows are ordered to be installed into the existing window frames.
Exterior can have new brickmould, or be trimmed out.
Inside everything remains untouched with a quater round to cover up new window frame.

When dealing with wood Windows there are two kinds.

1) primed wood. ( needs to be painted on site)
Marvin, Sierra Pacific, Loewen & Lincoln to name a few.

2) Factory painted. (All ready to go with 10-15 year warranty on finish)
Norwood, Kolbe & Kolbe, & Weather Sheild.
