Renting brownstone for TV series

Has anyone rented their house for a TV series? Or is anyone in the business? A location manager wants to use our place for several episodes. (I realize it’s a pain for the neighbors, but at least they will provide parking lot vouchers for everyone who needs one, and some other perks, including a waffle truck on shoot days, donations to block association, etc). But I’m wondering if someone can give me a sense of what’s a reasonable fee to charge, for shooting and “prep” days. We will have to move out overnight, board our pets, etc. It’s a major studio.

Irene, we had a couple of film crews in our house a few years back and after the experience in both instances we decided against it moving forward. Reasons: impact on the neighbors and on your home itself (i.e. interior). They will do whatever it takes to get the perfect shot/scene – move or remove furniture partially or completely, repaint your walls, shoot scenes outside at any hour of the day etc. There is a constant flow of people in and out of the house and up and down the stairs. The money can be good and most of the studios come w/ insurance. So, you need to figure out what makes the most sense for you at this point in time – some extra cash and hassle vs comfort, peace and quiet from being in your own home. Good luck!

Hello Anita: I surely would consider it but would have to start by asking you to send an email to andrea@arlocations.com with some snapshots and a description of the space–ie how many rooms/square feet, what floor it is on, is there an elevator or is it walk-up, that kind of info. Also, if you’re in a building, does the building allow shoots?

Hello it’s the aforementioned Andrea Raisfeld. I’m happy to answer any questions anyone has about renting out their home for tv, print, or movie shoots. In general, your house has to have good light, be uncluttered, have a minimum of 1500 square feet, and isn’t a top floor walk up.

The fees are somewhat standard among most production companies. For an exterior shoot, it’s about $1,000 a day. For an interior shoot, they’ll pay about $2,500 on shooting days, and $1,200 for prepping (including moving your things out) and again for restoring. They’ll also pay for storage of your items and a hotel for you. (nb – the last time we were approached by a scout, I said we’d prefer to stay on our fourth floor (where they wouldn’t be shooting) so we wouldn’t have to move our cats–they were amenable to that)

Great advice. Would love to hear more real-world data on fees. We’ve done a few minor film productions that paid less than what you mention. We’ve also been approached by two major film shoots — neither ultimately went forward, but we discussed widely divergent fees (2x and 1/2 of what you mention). The cheaper one was super A-list production but wasn’t interesting to me to get $2000/day just to have the privilege of having some Oscar winners traipse around my house…

We’ve done this a fair bit. For a big TV production, say ~$2k for prep days and ~$5k for shoot days. Make sure they define the hours in a working day (so e.g. 6am-6pm; 12 hours is common) and then have an hourly overtime rate of ~$500. Depending on how many consecutive days it is / how much disruption, you should also be able to negotiate accommodation of comparable comfort (so $350/$400 a night is usually fine). Typically you just choose an airbnb or hotel and they reimburse you. We have an agent to help with these negotiations — I strongly recommend you do the same for your own protection and sanity (and future opportunities!). It makes sure insurance is in order, that everything in your home is well protected — they write into the contract your requirements e.g. no shoes, or must put paper down etc. — and you don’t have to deal with all the back-and-forth with the location manager. Saying all that: am sure you can go it alone and it’ll all be fine. We’ve never had any issues with anything being broken, the crews have been always lovely and accommodating and super -professional, it’s been fun to take a peek at the shoots, and it’s a great extra money-earner for the endless money pit that is a brownstone. Keeping neighbors on side is the final big one: if you have a block association, you can negotiate a daily donation to it. If not, make sure everyone has a heads-up, maybe hand out some bottles of wine(!) and do ask the crew to keep the parking restrictions as limited as possible. Sometimes they go to take the whole street as default, when really they only need one side or one end of it.
