Renting a dumpster?
Can anyone share their guidance on how (and if) to rent a dumpster for removal of backyard soil? Is a dumpster rental a flat rate for filling it, or is it also charged by weight? Will I need a permit? Can you recommend a dumpster rental company?
We’ve undertaken an ambitious backyard project and are not sure the cheapest way to dispose of the top layer of soil we’re removing. From what I can tell, junk removal services charge 4-5x more for soil removal than for any other rubbish because of its weight. My hope is that if we rent a dumpster and fill it ourselves, it will be cheaper?

All I know they picked up my 20 yard dumpster today and the truck’s front wheels lifted up in the air when he pulled it on the bed.
That was 20 tons for sure 😉

@Augustiner There are alot of variables that go into the weight of soil, how dry/wet it is, the type of soil, and compactness to name a few. But ultimately what drives how much soil you can put into a dumpster is the weight the dumpster truck can pick up which is usually around 8 tons. The reason I say to use a 20 CY dumpster for 8 tons is not that 20 CY weighs 8 tons, but rather because if you try to put 8 tons of soil into a 10 CY dumpster it will spill out when they try to load the dumpster onto the truck.

that is a lot more than i would have thought it weighed. thank you agusitner.
Op, i followed your link. now look under “non recyclable bulk items”; they list bags of concrete and soil weighing less than 60 lbs.
JH suggested that they will leave it without giving it a thought. here is my take on this: so long as it weighs less than 60lbs and does not contain something hazardous, it is none of their business what is in that bag. they have a job to do and that is it. i don’t want union employees holding me over a barrel when it is in their job description to do it.
if i were op, i would talk to the guys picking up the trash and pretend you have not read anything on the net and see what they say. if they balk at even 5 60# bags a day, then you fall back on the rules. otherwise, they may say put 10 bags a day out.
jh or someone mentioned helping toss excess stuff into the truck. i have done that when i put over size stuff out and they have welcomed that help. maybe if you lift bags, they will let you put more out.
don’t forget to double the heavy bags. you don’t want them breaking in the street.

According to Google 1 yard of soil is 2,200 lbs, so a full 20 yard dumpster has 20 tons of soil in it.

Whatever the website says about regulations, if you’re going to leave a pile of heavy bags out for pickup they are just going to leave them right there. The best you can do is be there when they come and ask if you can throw them in yourself. I did this many times and I knew my guys and it was always fine. These days they show up at odd hours so it’s not so simple…

the 311 website says bags can weigh 60 lbs (i think a 5 gallon bucket of soil weighs about 40 lbs, 50 tops. i think. its been a while). i just read that there is no limit as to the number that you can put out but i seem to recall hearing it was five bags.

you are correct in what you are saying. there is a weight limit on the bags and a number of bags. my five gallon bucket plan may have exceeded the weight and definitely exceeded the number. check the sanitation website and follow the rules and you are good to go.
if you try to break the rules and hand a sanitation employee cash, they can get fired if they get caught. a few months back i forgot to put my recycle out and the sanitation worker saw it in my yard (its out back, in the community drive, up against the laneway) and he reached in and took the recycle which pleased me. i’ve also have never tipped the recycle people at the holidays, and did not think this was fare (i give the regular guys a bottle each) so i went to hand them a twenty. the guy said “i’ve worked this route for years and i ain’t never seen you out here and i ain’t taking that” and walked away all annoyed if i was out to entrap him.

I buy alot of dumpsters for my projects at work. For a 20 CY dumpster of dirt, I would expect about $1,000 with a 4 ton weight limit. If you fill the 20 CY dumpster to the top it will weigh about 8 tons, overweight charges are around $100/ton. So at the end of the day I’d expect to pay around $1,400. This is about in line with what Augustiner paid, and I am probably getting better prices due to economy of scale (buying hundreds of dumpsters).

I would recommend calling around to refuse removal / clean out companies. I had probably 80-100 cubic feet of soil and construction junk dug out from the back yard and then dumped for ~$2K total and had a couple quotes in that range. Had also thought going the dumpster route was the way to go but it ended up being cheaper and way easier this way.

Pretty sure the 20yd cost the same as Augustiner’s quote. My neighbors thought I could have gotten it cheaper but I didn’t feel like shopping around.

@Sticks&Stones — how much did that cost you? I have similar project as OP, except we have zero top soil… yard was destroyed by developer and only see clay-like soil there.
@Mr. Tickerwagon — So you’re basically saying that by only filling up bags with 5gal max and putting out 5 bags per trash day you can get the city to dispose of them up?
Sanitation section on NYC.gov states: “You do not need to schedule an appointment for debris such as rocks, bricks, and glass that can fit into a bag. You can place up to six items (bags, bundles) curbside for home repair debris.”
– Does soil count as rocks??
– And does landscaping count as “home repair debris”?

I used Citywide and they allowed dirt up to a 20yd. Anything bigger than a 20yd they prohibited dirt and stone. I imagine its the same for most companies. They took care of permitting.

right, and when i did this out back here, i checked with home depot’s dumpster service and they did not want soil in it. .
you know, we removed our topsoil here when we did this which was stupid. if you watch builders in the suburbs, when they grade a property, they push all the top soil to one side and leave it there and then they remove the sandy stuff or clay down below and before they plant the lawn, they respread the topsoil. if you are going to replant this yard, put the top soil aside and dig out the stuff below and put the top soil back. when i did this i had to buy more top soil from HD and i bet down there you have really, really good, dark black top soil (i have seen it). i bet you could almost sell that soil. almost. the sell it out on long island. i wonder if you can put a posting someone to see if anyone wants it?
not sure how much time and patience you have, but i hired a guy and we dug ours out and bagged it and this is how we did it to regulate the weight in the bags, but we put double layer construction bags into a five gallon pail and filled the bags with soil to the top of the pail and put five bags a day out to the curb (i lie. i run a business and don’t like to admit that i sometimes break the law; i put like 20 bags out at a go and greased palms); it took two weeks to get rid of it all, but it was gone.
my neighbor did this and had “minis” dropped off in his yard. they make me leery though with children around and sloping sidewalks; if one of those was loaded and began rolling down a hill, it would be impossible to stop. the minis were cheap. my neighbor had three or four of them at one go and had them emptied at least once during his project. he is out there now, i can almost ask him the price and terms for them.

You can call a roll off dumpster company, atlas, royal, there are many others. They will give you a permit for a commercial refuse container, but technically if the debris is construction related, you need a construction debris permit which is normally obtained by the project gc, and may attract more attention if you are doing unpermitted renovations. With wrong permit, you can get tickets from dot that are like 1500.
