Renovation Questions

We are going to start our gut renovation process with complete new plumbing and wiring. We plan to hire plumbers , electricians, and HVAC specialists separately and then a general contract to do the rest of the work ( demolition, put up walls, tiles, kitchen/bathroom installation, flooring,etc). Is this plan realistic and helpful to shorten the renovation timeline? In addition, how do we find good plumbers and electricians who are licensed and willing to take a gut project working with homeowners directly?

re-mc has another reason it is best to let a GC supervise the subs. The possibility of repeat business with the GC is an incentive for the subs to try to impress with the quality of their work. No such incentive if they work for the homeowner.

I sincerely hope you listen to the advice of all those commenting. As I said before I hired my own subs and a GC to take care of the carpentry. I am definitely noticing less care taken by my subs of their work and poor committment to schedules. When they do manage to show up, they do their job quickly and often leave a mess for myself or my contractor to clean up – I believe due to the fact they have less invested in the project. Find a good contractor and you’ll end up saving more time and money in the long run. Good luck

I would also say without the proper knowledge on how to manage the site/subs, there’s probably 100% chance you’ll end up with a Stop Work Order.

Also please note a GC will probably not recommend a trade subcontractor b/c if something goes wrong -even if you hired them separately – they could be held liable.

The fact that you have to ask where to find good subcontractors and how to know if they’re good or not says this is absolutely NOT a good things for you to take on! With all due respect (really) you are clueless about this.
I’ve gut renovated my own(second) home (over a period of five years) myself, and I’ve gone though a gut renovation of my own home with a GC here in the city and absolutely no way would I even think about GCing it myself in future.

If you try to manage the project without experience, it will cost you double in time and money. Do you think you’d know whether or not a plumber or electrician, or any trade for that matter is screwing you? No!

I agree with much of the above. Unless you are really prepared to be an on the job GC, don’t take this on. A good GC knows how to organize the work flow and sequence amongst the subs and his crew. Lots of on-the-spot decisions need to be made that can alter the sequence or cost and timing of various subs’ work.

I agree with resident2. Even with a GC I sometimes have trouble getting tradesmen to show up consistently. Plus if your plumber etc doesn’t do something correctly then the GC could blame you and it will rapidly become a headache. Not to say it’s always perfect when they manage it. My GC didn’t manage the HVAC people they subcontracted to and now I’m picking up all the pieces but I remind him that he’s on the hook as it wasn’t done correctly and had the opportunity to rectify it. Even just managing a GC, ordering things etc is time consuming. And I find even with a generally good GC stuck just falls through the cracks all the time and you need the time to stay on top of everything.

Managing a construction job is a full time job. Being on the phone to schedule each trade when they are needed is very nearly impossible, especially when you do not know enough about what is needed when. If you do not have a long time working relationship with them, they will be busy on other priority clients jobs, they go where they get repeat business first. Getting materials on the site on time for them etc. is your job.
The best GC or trades man to manage the site are generally the carpenters; they need to be there to supervise the demolition and they are there through to the end.
You just be clear what you want and get your fixtures & fittings on site on time. You still need to stop by the site at least every 2-3 days as owner to let them know they are making the right decisions. Contractors like to be appreciated and to know they are doing what you want, or having the direct communication to explain to you why you cannot. The process is stressful enough without doing this to yourself.

I am an architect doing this for the renovation of my own home – it’s challenging enough getting everyone on the same page working together, and this is much of what I do for a living. Trust your architect or GC and save yourself wasted time, scheduling conflicts and potential wasted money when corrections need to be made when trades are not in sync.

Everytime I’ve seen a homeowner attempt to do this (try and play GC) it has turned out badly, ending up costing them more money and more headaches. I have 2 close friends that did this and they regret it to this day. A good GC will have relationships with plumbers, electricians etc that are worth the added cost in order to avoid mistakes and costly errors.
