Recommendation For Facade Repair
Hello,
Does anyone have a contractor that can repair cracks in the facade of a building they would recommend? It is a landmarked building. Because of the recent rain, we have in a leak in our apartment tied to a crack in the exterior facade unfortunately.

Is it brownstone or mortar made to look like brownstone?
You really need to hire a specialist as they will know the options. Someone like Grenadier though i have heard people say they are too expensive and now i have heard, on here, that they do not do residential.
Be careful with the contractors who simply reface these houses. I may be wrong, but i suspect they are limited in the sense they use mortar and a lot of it and look no further.
A building i once worked for on 57th st, across from carnegie hall, developed a crack in the facade, up high under the cornice. This happen when they were setting the foundation for carnegie tower across the street. That crack was not superficial; it went through to the structural concrete and beyond. Someone not considering the full ramifications of this might have packed the crack with mortar which has no tenacity. An engineer was brought in and they decided the best course of action was to inject epoxy in the void and then put mortar over it.
I am not saying you need an engineer. But i am suggesting that you need someone who understands something else may be going on underneath the facing to cause this and maybe that should be addressed to slow further damage AND stop the current leak.

Hi. You may need a brownstone repair specialist. If there is a way to repair the crack without altering the appearance or causing further problems with the facade and the LPC will allow it, you may be able to repair only the crack. Doing the entire facade would, of course, be extremely costly. Maybe you should check with the LPC to see what they advise for brownstone crack repair in landmarked districts. They may have lists of specialists they recommend also. Good luck.
