Recommend Buyer's Broker for Upstate. For a cheap cabin

Hi, I am interested in buying a small country cabin or house in Hudson Valley for about $100k. Please let me know if you know a RE broker who (1) is interested in working on a purchase of that size, (2) lives and works in HV, and (3) as a bonus, knows about buying pre-foreclosures and foreclosures in HV. On the positive side, I am very serious about buying and have detailed search criteria, so it probably won’t be a waste of time for the broker.

Thanks for sharing your experience. Yes, I’m looking looking only at properties that are vacant and paying all cash. There are definitely a lot of challenges. Not looking to make a big profit in a flip. Just looking to buy something cheaper bc I don’t want to “waste/consume” more capital on a weekend house than I can afford to or is strictly necessary.
