Reccs for Washer-Dryer installation for tenants?

Hi helpful Brownstoners – I own a 4 family building in Prospect Heights where tenants have been lobbying me to put a washer and dryer in the basement for their use. I am interested in commercial units, “coin-op” style. Has anyone done this and have a company to recommend? Thanks.

Coin operated units are not worth the time involved. Hi-Rise Laundry is a good generational family business that can provide you alternative revenue share options with with app payment systems that do not require you to have an internet account. I upgraded to this from coin units last year in a brownstone with 8 studio units on UWS

Do electric. Gas will get more complicated, regulated and expensive as the city restricts it more and more..

We used to have coin-op machines in our 4-unit building and recently had to switch them out after the end of their useful lives. We ended up replacing them with regular, non-coin machines because the up-front cost differential was so significant. We calculated that we would make those funds back over several years but given that it wouldn’t be a huge money maker, and because it’s always annoying to have to deal with coins both on our side and the tenant side, we just decided to make this a goodwill amenity.
Some additional context behind the decision: when we first got our building, we had much younger tenants paying much lower rents and had concerns that they would bring their friends over and dry one sock at a time willy nilly. Now our tenants are older, don’t have lots of time to do unnecessary loads, and run in circles that don’t tend to scrimp and pinch for free laundry. We also live in one of the units.

if you get a gas dryer, venting will be a consideration. electric is ok to run without a vent because it is not burning dino.

If the answer to any of the above is no, you will first want to decide if the dryer will be gas or electric. If it is gas a simple 120v line will do. If it will be electric you will need a 220v line. This will require a licensed electrician (not a handy person). If you want gas and have gas in the house a licensed plumber can bring gas to the location. The water and drain are issues for a plumber. If these are in place i do believe some appliance shops now engage licensed plumbers to deal with the gas hookup on the dryer. Or i think pcrichards does.
